There isn't one right answer.

Buying first may make sense when:

🏡 Finding the right replacement home is your biggest concern
💰 You're financially comfortable owning two homes temporarily
📦 You want to move before preparing your current home for sale

Selling first may make sense when:

💵 You need your current equity for the next purchase
📊 You want to know exactly what you're working with financially
📝 You'd prefer to make your next offer without a home-sale contingency

And sometimes there are other options, like coordinating closing dates or negotiating temporary occupancy can help bridge the gap.

The best order depends on your finances, your local market and how much uncertainty you're comfortable carrying.

But days on market alone won’t tell you that.

There could be a pricing adjustment underway.

🪵 Natural wood

🪨 Honed or textured stone

🤎 Bouclé and nubby fabrics

🌿 Woven natural materials

The result feels warmer, more grounded and more collected.

A few things worth checking:

🔧 Gutters and downspouts

🔧 Roof damage or missing shingles

🔧 Cracks in walkways and driveways

🔧 Exterior paint, siding and trim

Small maintenance issues are usually much easier to address before they've had an entire season to get worse.
