Save these steps for later!

1. Plan out the shape of the yard. You might be setting aside areas for flower beds, gardens, or rock. Decide the layout for the lawn.

2. Prep the ground. DON'T forget to rent a mini ex or skid steer. This will save your back. We had to remove soil because it was too high after we had to raise the yard. If you bought new construction, your yard is probably already graded and ready for sod.

3. Design your sprinkler system. You can hire this out or head to your local sprinkler supply company and someone there might be able to give you some guidance for your specific layout.

4. Trench for the sprinkler system. You can rent a trencher, but you can also just use a pick ax.

5. Lay the sprinkler system and make sure it all works. Adjust it now because once it's buried, it's a pain to fix.

6. Backfill those trenches and lay down top soil everywhere there will be sod. Make sure it's all even.

PAVERS.

Normally pavers would cost $4-10 more per sqft of walkway than concrete.

It's more custom and therefore, more expensive.

Unless you do it yourself! We found these pavers on FB marketplace. A landscaper had surplus from a job they had just finished.

While prepping our yard we laid the groundwork for these pavers at the same time.

1. Put paver base where your path will be (gravel/sand)
2. Compact paver base and make sure it's all level (can use a long 2/4)
3. Lay pavers in the pattern you want. Make sure they don't wobble!
4. Fill around pavers with your selected material (rock, grass, creeping thyme)

First, SAVE this reel so you can reference it!

It's spring! And even though it's been cold and rainy, if you're planning on putting in sod this year, spring and early fall are the best times to do it.

Our yard was kind of a unique circumstance as we had to raise it and then lower it, when we realized the soil didn't settle enough. We had to remove a lot of dirt to make room for topsoil and sod.

If you bought new construction, your lot is probably already graded in preparation for sod. I'd sift through that soil for any concrete or large rocks, but you're probably ready for irrigation and top soil.

1. DIY landscaping is back-breaking work. There's a reason why people want to hire it out and why it costs so much.

2. That said, don't be afraid to rent tools to make it easier. There are local mini excavator and mini skid steer rentals to make this easier.

3. You can rent a trencher, but if your yard is small, it will be most cost effective for your to break out a pick ax for this step. Be careful with your back.

4. Design your irrigation system with your end goal in mind. Go to your local sprinkler supply company and walk through your layout with them. They can likely give you advice on what's going to work best. ( You can hire this step out if you're not feeling confident)

5. Don't forget to think about drip lines for any garden beds or flower beds.

6. Once you've tested the sprinkler system and know that it's all working, time to fill those trenches back in.

Sometimes people are hesitant to ask questions about real estate because they know I do this for a living...so how do I get paid?

Well, agents are commission based and those commissions are negotiable.

I always offer free consultations for prospective clients because:

1. You have questions! How are you supposed to know what to do when you're in the research phase? I'm happy to share my knowledge and help you decide what's best for you and your family.

2. We have to see if we're a good fit. You want to make sure I'm a qualified, knowledgeable agent and I want to see if we're going to be able to communicate well and respect one another.

So send this to someone you know is thinking about selling their Utah home. I'd love to run comps and give a free valuation on their home. 🏠

If I ever seem pushy, it's only because I believe people can get into a house sooner than they realize and I want to share that info.

I love to think through how we can make something happen.

With that information, you can then decide what's right for you and your family.

Shelby's Laws on Mature Trees:

Thou shalt not cut down a mature tree unless it's DEAD or DANGEROUS.

When would it be dangerous? If it's posing a risk of branches landing on your roof or large roots could be growing into your sewer line/water lines.

Outside of these scenarios, I don't believe people should cut down trees.

Even if they are annoying and you have to pick up pine cones, pine needles or leaves.

Pros to mature trees in real estate:
✅ Makes the home feel more established
✅ Provides shade for outdoor recreation
✅ Helps lower your energy bill

I have had clients buy a home because of the yard before. I have had clients walk into a home and say, "Oh my gosh, the mature trees. If they didn't want established landscaping, they'd go look at new construction, y'all.

So before you get too annoyed with the raking, remember all the good things! Especially if you're going to sell it!

Lol, yes. It is uncomfortable taking videos of myself, but it's more uncomfortable for me to think that people might not remember that I am in real estate!

I want all my friends and family to know who to turn to
