The listing is not the whole story.
That is especially true on Martha’s Vineyard.
A property can look beautiful online and still have real questions underneath the surface:
Can the septic support your future plans?
Does the zoning match what you think you can do?
Is the condition cosmetic, structural, or “bring a contractor and a strong stomach”?
Does the location fit how you actually want to use the island?
Is the price based on value, emotion, scarcity, or wishful thinking?
And does the property make sense beyond the photos?
Online search is a starting point.
Local context is the due diligence layer most buyers do not know they need until they are already in too deep.
Pretty photos create interest.
Good strategy protects money.
