A quick update for anyone who noticed I've been quiet — I had hand surgery a few weeks ago and recovery has taken longer than expected.

Dupuytren’s contracture surgery.
Not really painful.

One upside of forced downtime: I finally went through boxes of old business files I'd been meaning to sort for years.

What I found surprised me.
Some of it has nothing to do with real estate directly, but everything to do with how I think about work, and I want to share some of it over the next few weeks.

The real estate market is getting harder to read.
Especially on Martha's VIneyard.

Not because buyers are less informed.
Because everyone is looking at more information and still missing context.

Some homes are public.
Some are c
Some are quietly discussed before they reach the broader market.
Some look like opportunities online but fall apart once you understand the actual property constraints.

And some of the best decisions are not about finding more listings.

They are about knowing which listings deserve your attention.

That is the shift.

The next phase of real estate is not about who can refresh a search portal the fastest.
It is about who has the right local intelligence, the right relationships, and the discipline to separate signal from noise.

The listing is not the whole story.

That is especially true on Martha’s Vineyard.

A property can look beautiful online and still have real questions underneath the surface:

Can the septic support your future plans?
Does the zoning match what you think you can do?
Is the condition cosmetic, structural, or “bring a contractor and a strong stomach”?
Does the location fit how you actually want to use the island?
Is the price based on value, emotion, scarcity, or wishful thinking?
And does the property make sense beyond the photos?

Online search is a starting point.

Local context is the due diligence layer most buyers do not know they need until they are already in too deep.

Pretty photos create interest.

Good strategy protects money.

It does not tell you whether a house is smart.
On Martha’s Vineyard, you have to understand septic, zoning, renovation realities, rental potential, pricing history, and local tradeoffs.

A portal can show you what is listed.
A good local advisor helps you understand what is actually worth pursuing.

Most buyers begin their search online, and that makes perfect sense.

Zillow, Realtor.com, Redfin, Compass, and other platforms are useful places to start. But they are not the entire strategy, especially in a market as nuanced as Martha’s Vineyard.

A listing can tell you the bedrooms, baths, price, and photos.

It may not tell you whether the septic supports future plans, whether the location fits the way you want to use the island, whether the price reflects condition, or whether something better may be coming.

That is why local guidance still matters.

The internet can show you houses.

The right advisor helps you make a smart decision.

A client came in recently already knowing exactly what she wanted.
She'd done serious research — three properties identified, ready to move.
I respected that completely.
But listening to the details of her situation — a 1031 exchange, seasonal rental income, tax efficiency — I thought of one property she hadn't seen.

I sent it over. Quietly. No fanfare.
She was excited to tour that property.

I also added one extra stop to our tour, based on what I'd picked up about her taste and priorities in our conversations.
Her reaction at the end of the day was the best kind of feedback — she said she was struck by how well I'd understood what she was really looking for.

That's the work.
Not the listings.
The listening.

The post-Memorial Day window is one of the more productive moments in the Martha's Vineyard market calendar — and one of the least discussed.
Sellers who move thoughtfully in early June tend to meet the buyers who arrived this weekend still paying attention.
