Massive outdoor makeover. From the garage, fireplace brick, sidewalks to stairs. Wow! What did I learn: how much cement prices have gone up$$$. Got a new roof and paint job.

2024 first sale. Yahhhhh🎉🎊

First rehab project sold in 2024. One down and 2 more to go.
My take away is the reminder that the real estate market changes and can change in big ways...... investors remember to run your numbers conservatively to account for the down swings. If you catch the upswing it's even better but don't be greedy. I'm lucky I have already learned that lesson and I ran my numbers conservatively.

Rehab #3 is underway. Can you say demo…..This is the first day we have had an opportunity to see it. We bought this property sight unseen. We were in AZ and our awesome team walked it and gave us thumbs up. We closed on it when we were in FL with a mobil notary. .
