Some progress on the mid term florida rental☀️

-quartz countertops and fixed cabinets that were crooked

-had floors streamed and sealed. Wow do not underestimate getting your floors cleaned and using proper cleaner

-new floors, vanity, paint, mirror and lighting in bathroom. You do one might as well do it all right?

-gladly drove an hour next to the ocean to pick up a great marketplace find. Finding a good deal is deep in my blood.

-up next paint & potential wallpaper but not sure how I feel about seeing the textured wall underneath the white areas

*serious kudos to those who film their work!! Remembering to stop and take a couple pictures was plenty! 😅

A HUGE congratulations to my OG dynamic duo on her first closing! Even though we aren’t with the same brokerage I’m so glad we can be in the same industry again. I can’t believe it was 👏🏼SEVEN👏🏼years ago I took a leap of faith and bought my first house. I didn’t know how to use a push lawn mower or swing a hammer. (some would say I’m still not a pro but that’s besides the point😅) I stayed up late at night scared wondering if I wasn’t ready, wasn’t qualified to be a homeowner but also very excited for the unknown that was yet to come.

The market was ~crazy~! It was fast paced, I kept getting outbid and there was talk of a looming recession. I have to look back and laugh because the market is still the same and even more intense🚀. As the value of the home continued to soar, I sold it to fund business and more real estate. Who knows where I would be today if I wouldn’t have made that first leap. 🤔

This picture and this 🏡.. that I still occasionally drive by lol serves as a constant reminder of the importance of timing, patience and trusting the journey.

Even in the middle of winter, an appraiser might flag peeling paint on a home that has FHA buyer. Thankful for the heatwave of 37 degrees so we could peel the paint off and repaint. This also meant painting some ice…
Appraisers don’t care if the paint looks nice or is even the same color as long as it’s not peeling!

May’s real estate market in Minnesota stayed strong with closed sales up +14.5% over last May, and pending sales increasing by +9.4% year over year. Demand continued to squeeze available inventory as new listings only inched above last May’s levels at +0.2%. The median price rose to $310,000, up +15.7% from 2020, an all-time high for sales price. Days on market dropped by -37% to just 29 days, a historic low. Buyers are feeling the pressure and pursuing homes with multiple offers while houses come on and off the market very quickly.

Closed sales were up +10.9% over last April as pending sales soared +32.0%, and new listings also increased by +18.2%. But the rapidly heating market was tempered by the widening gap between buyer demand and available inventory. With just a one-month supply of housing inventory available, the number of homes for sale dropped 51.7% from 17,634 homes in April 2020 to only 8,519 homes this April.
