That online value estimate can be useful, but I wouldn't plan your next move around it without a quick reality check.

• Compare it to homes that actually sold recently, not just active listings.
• Match location, size, age, style, condition, garage, and updates.
• Check if it misses things buyers notice, like a finished lower level or dated kitchen.
• Look at the value range. A wide range usually means less confidence.

Trying to decide if a pre-listing inspection is worth it?

It can be smart if the home is older, has a few unknowns, or you want fewer surprises once you're on the market. It can make more sense to wait for the buyer's inspection if the home is newer, well maintained, and you would not change your repair or pricing plan based on a report.

I usually weigh age, condition, timing, and how much prep work you want to do before listing.

• Schedule the help early. Movers, donation pickup, estate sale support, and storage fill up fast.
• Start a house file with manuals, receipts, paint colors, and repair notes.
• Leave daily-use and sentimental items for last so the house stays livable while you prepare.
