Progress. Finally.

After considering numerous tradeoffs over the past few months - budget, design, functionality, resale value - I finally settled on a plan.

I decided to renovate the back porch instead of replacing it with a deck, and relocate the kitchen to create a better layout and a fantastic mudroom. These were huge decisions and they paralyzed me for a while. But now I feel great about the plan and it’s fun to see things finally in motion! The first picture here is the exterior finish scheme I’ve decided on.

After that some progress shots: basement with custom ductwork and floor removed for new plumbing, a nasty pile of old sewer pipes (thank you for your service, but goodbye!), new 200-amp electrical panel, the first new basement window in place, and second story view of the almost full dumpster.

The part of flipping nobody really talks about: time. ⏰

I bought this project at a time when I had more time to give it. Then, almost immediately, life and business got busier.

The reality is that renovations take time. A lot more time than you think, especially when you're balancing the project with everything else going on. The biggest lesson for me has been to account for the time commitment just as much as the financial investment.

After 40 years in the same home, this was a big move for my seller.

There had been a previous attempt to sell the home a few years ago, but this time he wanted someone with deep knowledge of the area to help guide him through the entire process. After four decades in one place, there was a lot to sort through—and an understandable emotional attachment to a home that had been such a big part of his life.

I was honored that he placed his trust and confidence in me. We took the process one step at a time, carefully preparing the home for market and developing a pricing strategy based on the property, the neighborhood, and current buyer demand.

The result: multiple interested buyers and the right buyer in just one day on the market.

One of the most important parts of preparing a home for market is knowing what not to change.

When this seller contacted me, she knew she had a beautiful home but wasn’t quite sure how the market would value it. Having seen and sold so many homes in Minikahda Vista, I immediately recognized what made this one stand out: exceptional maintenance, beautiful landscaping, classic architectural details, thoughtful improvements, and a great location just steps from the shops and restaurants on Excelsior.

The goal was to make sure buyers recognized that value, too.

As part of my normal process, I brought in my staging consultant. Her advice? Skip the professional staging. The seller’s furnishings worked beautifully with the home, and with a few thoughtful tweaks, it was ready for market. High-quality, professional staging almost always pays back in spades, but in this case it would have been an unnecessary expense.

The seller trusted the process, followed the plan, and we positioned the home around the things that truly set it apart. Eight days later, it was sold to a buyer that recognized just how special it was.

The best results usually begin long before a home hits the market.

These sellers were preparing for a cross-country move and were well into discussions with a discount brokerage when two Browndale neighbors encouraged them to give me a call before making a final decision.

After reviewing the home, considering its exceptional location, and comparing it to recent sales I knew well, I shared that I believed the home was worth about $75,000 more than the value they had been given. We discussed a preparation strategy, estimated the return on the recommended improvements, and the sellers decided to move forward.

Once the plan was in place, they handed me the keys and headed to their new home on the East Coast.

I was excited to bring this home to the market and showcase everything we had done to prepare it. But before we even launched on the MLS, an agent I’d worked with on a previous transaction reached out. One showing led to an offer well above the asking price, and the sellers decided it was exactly the outcome they were hoping for.
