I finished checking on a rental property when I met Ivy on the street. She was volunteering pick up trash in her neighborhood where she and her family were renting. I decided to join her picking up trash while she shared her dream of one day owning a home of her own.

Clients: I heard the housing market is slowing down. Should I put my home search on hold to get a better deal later?

I get asked this question a lot lately. Don’t we all wish to have the crystal ball? While what goes up must come down, it’s not easy to time the market. After all, few economists anticipated that home prices would surge more than 40% in just over two years during a global pandemic.

However, looking at the data for supply and demand, we know there are still far more investors and people out there who would like to become homeowners than there are properties available on the market. Also, mortgage rates are another big unknown.

I will suggest you to focus on your why’s: why are you buying? Are you happy to keep living at your current area/place? If you are renters, are you willing to keep paying rents and time the market?

My honest advice is to be vigilant about the housing market/economy, shop around for the best mortagage rates. Negotiate with home sellers and mortgage lenders. So you are ready to jump on a good opportunity when it comes!

If you are buying now take the advantages of the current market conditions such as: you may not need to put as much down for sellers to seriously consider your offers. You may not need to waive home inspections or may be able to negotiate repairs. These can all lower your total bills or even result in a smaller sale price.
