I used to think that buying the right house is all about the hustle.

I'm finding that it's also about patience.

And when done right, it is an intersection of the two.

Alex has been looking for the right home for the past 9 months. We looked at houses, came close on a couple, and he stayed disciplined when it would've been easy to settle.

Then yesterday, the right one came along.

Because the planning was already done-financing in place, strategy established, expectations aligned - he gave me the green light to execute. And we did.

That's the balance I find the most successful clients have:

- Patient enough to wait for the right opportunity.
- Prepared enough to move the moment it arrives.

Some of the best advice I gave last month cost me a commission.

Part of the driveway was on property the seller didn't own. Once verified by title, I advised my buyer to pull out unless the seller could get the proper agreements recorded. He kept his earnest money, and he'll find a house without a cloud on the title.

Here's a snapshot of a few other deals:

Two sellers closed over asking — one by $12,000, one by $15,000. Both had offers in hand by the end of opening weekend. That's money that stays with the family, not the market.

We used an escalation clause and strong terms to win the house for $18,000 less than the family was willing to spend. That's money the family can use for furniture, a vacation, or nothing at all - it's theirs.

Another family wanted a house where every kid gets their own space and the parents get to stay put for a long time. Rather than stretching to the top of their budget, we used a land trust and got them into a bigger, nicer home for less.

Money like that isn't a windfall - but it's enough to take the pressure off, or to make some memories you won't forget. Those are the kinds of things that keep me going.

Second million-dollar month in a row at Pemberton. The number means I'm working. What's in the number means the work was good.

Those are two different things, and only one of them matters to the people I work for.

I started noticing a pattern in the people who walk away with the best outcomes...

It has nothing to do with money, intellect, or experience.

It shows up quietly - a subtle confidence.

That confidence is rooted in these three operating principles:

1. They know their values before they make decisions. They’ve already decided what they care about—so every option gets measured against that. That clarity creates confidence and gives them an edge.

2. Their identity isn’t tied to the deal.
If it works, great. If it falls apart, they know there will be other options. They operate from a place of abundance. The transaction is a means to an end, not a source of validation. This becomes a source of leverage during the process.

3. They don’t sweat the wrong details.
They don’t puff their chest during negotiations just to get raked over the coals during inspection. They know where to be firm and where to stay flexible. No posturing for early wins only to see them turn into late losses.

Here’s the through-line:

Clarity provides a framework.
Abundance creates leverage.
And knowing how to apply leverage is where good deals are made.

The strongest clients I work with have a clear "why." They stay focused on solving a problem, not forcing an outcome.

I didn’t make this decision quickly.

Most of my first year in real estate was spent in ordinary places. Coffee shops, parked cars between showings, early mornings at the office, and quiet drives home after long days.

A lot of clarity shows up there if you’re willing to listen.

I started on a team that gave me a strong foundation. I learned the mechanics of the real estate industry, worked alongside some great people, and gained experience that I’ll carry with me. I’m grateful for that chapter.

As the year drew to a close, I found myself thinking more about the kind of agent I want to become, and just as importantly, the way I want to serve clients.

That reflection led me to Pemberton Real Estate.

What stood out wasn’t loud. It wasn’t bold claims and marketing language. It was a quiet confidence. A shared belief in how the work should be done: thoughtfully, with discipline, and with a long-term vision for relationships and trust.

The core values are alive in the organization. I felt alignment between who I am and where they are going.

This move isn’t about leaving something behind or chasing shiny objects. It’s about choosing an environment that supports the kind of service and care I want to bring to every client.

Would you take $15,000 for an hour of your time?

When we met, this seller already had a cash offer for her Edina home from one of those big online buyers (you’ve seen their ads).

Less than a week later, I brought her a local cash buyer — same timeline, same house — and she walked away with $15,000 more.

All it took was a one-hour meeting with me (I know… unavoidable 😂).

If you’re considering a cash offer, don’t skip talking to a local agent first. That extra hour could end up being the most profitable one of your life.
