Housing market gains momentum: more homes, more deals, softer metro prices.

New listings rose 8.9% statewide while signed purchase agreements increased 7.4% compared to last year. Inventory also climbed 8.1%, giving buyers more choices than they’ve had in recent years, though supply still remains below balanced market levels.

More listings and more sales are encouraging signals heading into the heart of the spring market, but monthly payments are still the biggest hurdle for most households. Any sustained improvement in mortgage rates—combined with these inventory gains—would truly help open the door for first-time buyers. Sellers should benefit from pricing their properties realistically.

The statewide median home price remained flat at $360,000. Higher mortgage rates, more supply, and fewer multiple-offer situations have reduced some of the upward pressure on prices compared to recent years.

Rates, renewed inflation, and broader economic conditions have a market impact alongside underlying fundamentals like supply and demand. Despite some uncertainty, there’s plenty of reason for optimism. More listings are coming to market, sales are rising, and inventory is gradually rebuilding.

New listings rose 1.9% statewide in March as sellers prepared for the spring selling season. Inventory increased, though supply remains below long-term norms. Pending sales dipped 3.3%—the sixth consecutive month of year-over-year declines, though the pace has eased relative to December and January.

Every market segment and every buyer and seller behaves differently. First-timers are struggling to break in, move-up buyers awaiting new construction are experiencing labor-related delays and condo sellers are having to be quite patient. Despite these challenges, we’re seeing more listing options for our buyers, and modest price growth for our sellers.

Prices continue to recalibrate to today’s market conditions. The statewide median sales price rose 1.4% to $350,000. With more inventory and fewer sales, competition has softened. Many buyers are less likely to make aggressive offers, and sellers are adjusting their expectations.

Recent gains in showing activity could signal a stronger spring market, but buyers remain cautious. Higher mortgage rates, along with a weakening labor market and inflation concerns, are shaping household budgets and buying decisions. Even so, homeownership remains an important aspiration for most Minnesotans.

New and active listings rise while prices dip

February brought more sellers and fewer buyers to Minnesota’s housing market, but it also showed early signs of stabilization. New listings increased for the first time in two months, while pending sales saw the smallest drop in three. Inventory rose 3.7%, while supply held flat at 2.3 months statewide.

Our take is that the January shortcomings were temporary and that Minnesota’s housing fundamentals remain strong. Pent-up demand continues to build, but sellers should understand that buyers are more selective and payment-sensitive nowadays than a few years ago. Rates and the economy will be key to the market’s direction this year.

The statewide median home price dipped 1.5% as sellers became more realistic with their pricing strategies and buyers showed less willingness to make aggressive offers. Sellers accepted offers at 96.4% of list price after an average of 64 days on the market.

Despite hiring slowdowns and inflation concerns, Minnesota’s economy remains stronger than the nation’s, with above-average incomes, below-average home prices, and strong homeownership rates. After a challenging start to 2026, the promise of a stronger spring and summer market persists.

A blast of arctic air combined with economic anxiety and other non-market factors slowed Minnesota’s housing market in January. New listings declined 9.0% statewide while pending sales fell 11.4%, with the steepest drops in the most affordable price segments.

These declines come despite conditions that should favor activity. Inventory is near a six-year high, down just 0.3% in January, and mortgage rates held near a three-year low, averaging 6.1%.

While conditions were difficult to start the year, there is plenty of pent-up demand to sell and buy property. We’re in a market where sellers should be realistic and price their homes competitively, but they should also know that any improvement in interest rates or the economy could open the door for more buyers and activity.

The statewide median home price rose 1.5% to $335,000, reflecting the ongoing supply deficit, more move-up buyers with equity, fewer first-time buyers, and more luxury activity. Sellers accepted offers at 96.0% of list price on average, up from last year and the highest level since January 2022.

The latest economic data on inflation and job growth came in stronger than expected, which bodes well for the housing market if the trend continues and interest rates cooperate. Data in the months ahead will tell us if a sluggish January was an aberration or a trend.
