New listings on the Island decreased 25.7% to 304 units compared to February 2025, while pending sales fell 7.4% to 224, according to the Staten Island Board of Realtors’ latest report. Inventory levels dropped 30.7% to 807 units. Home prices remained steady.

Brooklyn vs. Staten Island: February 2026 Market Snapshot 🏡📊

Staten Island remained a strong Seller’s Market – low inventory at just 2.66 months, homes selling at 97.3% of list price, and flying off in only 41 days on average.

Brooklyn is leaning towards Buyer’s Market territory – higher inventory (7.39 months), homes at 96.9% of list, taking 79 days to go pending. Specifics vary by neighborhood and type of property.

Staten Island offers faster sales and tighter competition (great for sellers!), while Brooklyn gives buyers more negotiating power and options.

If you saw headlines that say the pace of home sales fell 8.4% in January compared to December - here is some context.
First, it is normal for home sales to dip in January, with the pace picking up next month.
Second, most of the US was hit with snow and cold weather last month, disrupting not only closings, but also showings and new listings.
So the sales haven’t disappeared - they were just postponed by a month or two. Rest of the data still points to a strong spring market ahead.

Affordability is finally improving! Lower mortgage rates, cooler price growth, and wage gains are all helping bring monthly home expenses closer to the 30%-of-income mark that defines “affordable”. Nationally, we’re moving in the right direction.
