What actually stalls a 14-day close.
We are direct investors β no middlemen β buying and selling single-family homes in Florida. Fourteen days is realistic, but it isn't automatic β the delays almost always come from the same five places. An open lien or old judgment that doesn't surface until title work starts. A property with more than one owner where only one is reachable, and every signer has to agree. A mortgage payoff statement that simply takes the lender time to produce. A permit that was never closed out, which shows up in the county search, not the listing. And access for the inspection that never got arranged until after the offer was already signed.
None of this means the timeline is unrealistic β it means the file has to be clean before the clock starts.
