We will have to see rates come down significantly for buyers to feel comfortable. It's always best to buy when rates are up, and the home price decreases. But here in lies the rub: sellers are not coming down in price to balance the market, so homes are sitting not from lack of want on the buy side but from not being able to afford high prices and high interest rates simultaneously.

The first tip on getting your home sold! Find your ideal buyer; what are they willing and able to have for a monthly mortgage payment? Price your home according to what the ideal buyer's monthly mortgage payment will be on average. You will sell it, and you will not be incurring holding costs.

OMG!!! What does all of this mean? It means you better work with an agent who knows the market and is awesome at having hard conversations!! Never work with a YES man or YES woman!! If you think you know more than your agent, fire them and find one who knows more than you do! Yes, I SAID it!

I spent the weekend running cost sheets for buyers. I regret to inform you all that not much will change unless rates come down below 5%. The average salary in Oklahoma is $48,890. Let's do the math. If you have a combined household income of $100,000 (I'm rounding up to make it easy), If the buyer has no debt and we work off of 30% DTI, The maximum home payment this combined income can be approved for is $2500. Remember no debt. Realistically the buyers I work with do not want to go over $1500 a month. Today, for a $200,000 home purchased FHA, the payment would be roughly $1,700. What can you purchase in Oklahoma for $200,000? This depends on the area and age of the home, but you might be looking at 1,250 square feet.

So when you see videos of Realtors stating we have a consistent market and woohoo, rates are dropping. Do yourself a favor and run a few cost sheets with different scenarios and options. I knew a wonderful lady once. I loved her and I saw her hair every week for several years. The best advice she gave me..... "If you ever lived through a depression you would never vote Republican again." This has always been in the back of my mind and always will be.

I'm sure a lot of you will have a heyday with this... You have no power over me... I do not wish to tell you how to think, vote, or tell you what you can or cannot comment on your page. I ask you to give me the same courtesy.

Looking to make the right hire for your team? Let me share my experience. When interviewing assistants for my office, one standout candidate caught my attention. Out of roughly ten applicants, this individual stood out by demonstrating excellent problem-solving skills.

During the interview process, I asked each candidate to complete a task with no time limit. To my surprise, this candidate completed the task using a simple yet effective strategy – she GOOGLED the solution. Her resourcefulness and willingness to tackle challenges head-on made her my best hire.
