Today marks 15 years in real estate.

I started this journey at 18 years old with a willingness to work hard and serve people well. Fifteen years later, I’m incredibly grateful for every client, mentor, friend, and agent who has been part of the journey.

From earning my broker’s license to leading multiple successful offices and now owning Home Place Real Estate, it’s been an incredible ride.

Thank you to everyone who has trusted me along the way. The first 15 years have been amazing, but I truly believe the best is yet to come.

Most sellers think a higher list price means more money.

Not always.

When a home is priced too high, fewer buyers see it, fewer buyers tour it, and fewer buyers make offers. The longer it sits, the more buyers start wondering what’s wrong with it.

How I got my seller an extra $20,000 on this dilapidated house in Stillwater 👇

Other agents and investors valued it at $60K. I valued it at way more — and here’s how.
Most agents don’t know how to price a fixer. Here’s the formula:

1. Find the ARV (After Repair Value) using real comps. This one: ~$350K based on $165–$167/sq ft comps nearby.

2. Get real repair estimates. I brought out my foundation guy, roofer, and GC — for free. Came in around $150K.

3. ARV minus repairs = $200K. From there, you back out the investor’s margin so they actually want the deal.
The difference between $60K and what we got my seller? A realtor who actually runs the numbers.
