New construction deserves more than a quick scroll past the listing. In many markets, completed homes can give buyers a different type of opportunity, especially when builders are motivated to move existing inventory.

The real comparison is not simply new versus resale. Look at the full picture.

• Included upgrades, warranties, and energy features
• Financing or closing incentives that may be available

Then compare those benefits with location, monthly costs, lot size, and the character of an established neighborhood.

A brand new home can be a great fit, but every builder and community is different. I recommend having your own representation and asking questions before visiting a sales center.

Would new construction make your home search list?

Buying in the Roaring Fork Valley for occasional use? The mountain charm is the easy part. The ownership details are where expensive surprises show up.

Before you write an offer, vet the HOA, rental rules, winter access, defensible-space obligations, and likely snow-load upkeep. The right home has to work in January, not just look good in July.

We help buyers ask these questions early so the fit is clear before the paperwork starts.

Buyers are doing their homework before they ever walk through the front door. They have already seen the photos, compared nearby listings, studied the condition, and formed an opinion about whether the home feels worth seeing.

That makes the first days on the market especially important for sellers. A home that is positioned well from the beginning can create confidence. One that feels disconnected from the competition may leave buyers wondering what they are missing.

Presentation and pricing should tell the same story: this home is prepared, cared for, and ready to be considered seriously.

I always encourage sellers to look at their home through a buyer’s eyes before listing. The smallest disconnect can become the reason someone keeps scrolling.

A very good reason to call off the search.

Our buyers are officially under contract on this beautiful Bill Roberts home in Camden Park—complete with classic architecture, gracious curb appeal, and the ease of one of Edmond’s most inviting communities.

We’re so happy for our buyers and honored to help them take this exciting next step.

More choices can make a home search exciting, but they can also make it surprisingly easy to lose focus. After touring several homes, every kitchen starts blending together and the comparison game takes over.

Instead of asking whether one home is better than the last, bring the decision back to your own priorities.

Does the location support your routine? Does the layout work for the way you live? Are the compromises things you can comfortably accept?

The goal is not to find the house with the longest list of features. It is to recognize the home that fits your life best.

I tell buyers to create a simple top three before touring. When a home checks those boxes, it deserves a closer look.

Save this for your next showing day.

Duncan Gals has never been interested only in the sale.
We’re interested in the whole house: its architecture, its history, the rooms that give it character, the objects people keep, and the choices that make it feel entirely its own.
The Well Kept House is a new journal by Lindsay —and a place to explore all of that more deeply.
It’s personal, visual and opinionated. There will be beautiful houses, good bones, unexpected rooms, things worth keeping and a few rules worth breaking.
The first two issues are waiting for you now.
The Well Kept House
Houses worth keeping. Rules worth breaking.

September has a way of putting routines back into focus, and real estate goals deserve the same reset. If buying or selling has been sitting in the “later” category, this is a good time to turn that idea into an actual plan.

Start with the questions that create clarity. Is your timeline flexible? Has your wish list changed? Are you preparing for a move this fall, or simply getting ready for next year?

The market does not have to feel perfectly predictable before you make progress. Preparation gives you something headlines cannot: confidence in your own next step.

I always recommend learning your options before you need to make a decision. A little planning now can make the entire process feel more manageable later.

Is real estate part of your fall goals? Send me a message and let’s start with the first question.

An English country house, by way of Edmond.

Set on five acres, 12500 Jabez Road has the kind of presence that begins at the drive and carries through every room—Old World architecture, custom craftsmanship, and approximately 5,800 square feet that feel collected rather than newly constructed.

With four bedrooms and three-and-a-half baths, the scale is impressive. The atmosphere is what stays with you: romantic, substantial, and distinctly its own.

Offered at $2,280,000.

Listed by Amber Graham with Sage Sotheby’s International Realty. Contact the Duncan Gals to arrange a private showing.

A Tall Oaks closing we’re especially proud of. We had the privilege of representing both the sellers and the buyers in this one—helping one family close a chapter and another begin theirs.

There’s something particularly special about a home changing hands within a neighborhood we know and love so well. Thoughtful representation, a smooth closing, and happy clients on both sides—that’s always the goal.

Sold & closed in Tall Oaks. 🤎
