A move-up purchase is not always about getting a bigger house. Sometimes it is about getting a home that works better.

Maybe the current layout creates daily friction. Maybe work-from-home needs changed. Maybe the neighborhood no longer fits the routine, or the maintenance demands are pulling time away from everything else.

Before focusing on square footage, I recommend asking a more useful question: what would I like my next home to make easier?

Part of my role with eXp Realty is helping buyers think through the tradeoffs before they start touring. More space can be valuable, but better function, location, privacy, or flexibility may matter even more.

The clean, all-neutral interior is evolving. In 2026, homes are feeling warmer, softer, and more personal, with natural textures, deeper wood tones, curved details, and spaces designed to feel comfortable rather than overly staged.

For homeowners, that does not mean chasing every trend. It can be as simple as adding texture, replacing one overly cool finish, or bringing in a warmer material that makes the room feel more grounded.

For sellers, the lesson is similar: welcoming often photographs better than sterile.

I love seeing homes that feel current without losing their personality. Good design should make a space easier to live in, not harder to maintain.

A little seasonal maintenance can go a long way in protecting your home and avoiding expensive surprises later. As fall approaches, take a few minutes to check the areas that quietly do some of the hardest work year-round.

Start with your gutters and make sure they’re clear and draining properly. Check your AC system after a long summer of use, and inspect window framing for cracks, gaps, or moisture. Take a look at your roof for missing or damaged shingles, and don’t forget the weather stripping around doors and windows; it can make a noticeable difference in comfort and energy efficiency.

These may not be the most exciting home projects, but they’re the kind of small checks that help keep a home running smoothly season after season.

Homeowners sometimes think about equity only when they are ready to sell, but it can influence planning long before a move becomes urgent.

Equity may become part of the conversation when considering a larger home, downsizing, relocating, or deciding whether a renovation makes sense. The important part is understanding your own position instead of assuming what your options might be.

You do not need to be ready to list to start learning. Sometimes the first step is simply understanding what you already own.

Labor Day is a reminder to slow down, enjoy the long weekend, and appreciate the place where so much of everyday life happens.

Home can be the backyard where everyone gathers, the kitchen that stays busy all afternoon, or simply the quiet room where you finally get a little time to recharge. Those ordinary moments are often what make a property feel personal.

September is a good month for a simple home reset before cooler weather arrives. You do not need a major maintenance weekend to catch the small things that can become bigger headaches later.

Take five minutes and walk the exterior with fresh eyes. Look for clogged gutters, loose trim, worn weather stripping, slow drains, or areas where water is not moving away from the home properly. Inside, test smoke detectors and check the HVAC filter before the season changes.

A well-maintained home is easier to enjoy now and easier to prepare for market later. I see regular maintenance as part of protecting the story, condition, and long-term appeal of a property.

Pick one small task today. Future you may be very glad you did.

New construction deserves a place in more home searches this year. Builders in many markets are working through completed inventory, which can create opportunities that look different from a traditional resale purchase.

The appeal goes beyond being the first owner. Buyers may find modern layouts, lower-maintenance finishes, updated energy features, and communities designed around today’s routines. Builder incentives can also make it worth comparing the full picture instead of looking only at the list price.

Today, the first showing often happens on a screen. Buyers may see the photos, scan the description, study the layout, and compare nearby options before deciding whether a home is worth visiting in person.

That means sellers are not only preparing for the front door moment. They are preparing for the scroll.

Strong listing presentation starts with a home that feels ready: clean surfaces, open sightlines, natural light, maintained exterior spaces, and rooms that photograph with a clear purpose.

For sellers, I always want the online presentation and the in-person experience to tell the same story. The goal is to make a buyer curious enough to take the next step.
