It's still a sellers market but has been moving consistently towards balance. What does this mean? On the buyers side, more homes to choose from. Sellers are accepting contingencies again (some). Sellers are negotiable to paying closing costs. On the sellers side, we have to be more strategic about pricing and incentives. Have to be more intentional of staging and presentation.

SOLD in 3 days for over asking price. YES, interest rates are up and have slowed the market. YES, we're having to prep and stage houses more than a year ago. YES, it's more difficult to sell a home right now. HOWEVER, there is still is a shortage of homes on the market which is keeping prices up. The right home with the right preparation at the right price is still getting multiple offers.

We have all received the Opendoor letters offering to buy our homes. Here's their work in action. Bought this home Nov 2022 for $188,000. Less than 2 months later they have done nothing to it and are selling for $225,000. Their entire business model depends on us not knowing the value of our homes.

Mortgage Update: When Covid hit last year, most lenders became more limited on the loans they could make. Many could no longer make loans on the lower credit scores, lock interest rates very far out, and some of the requirements for self employed or commission based income also changed. Fast forward to now and things are starting to loosen up again. Many lenders can again work with lower credit scores and lock interest rates further out. Not to mention, rates are still ridiculously low.

Market Update: People ask us how’s the market almost daily. The short answer is, really good if you’re selling.

Here are the numbers: Compared to last year at this time.
-Days on market are down by 25%
-Number of listings is less than half
-Interest rates are still in low 3% range
These factors as well as the national lumber shortage is causing prices to rise in most price ranges. Oil continuing to struggle is affecting the luxury market.
