WHAT’S AN ADU?
(Accessory Dwelling Unit)

The City of Oklahoma City is considering a change to the zoning code that would permit the construction of a 2nd dwelling unit on property zoned for residential use, including property zoned R-1 Single Family. Under the proposed ordinance, this could be done by right, without rezoning, notice to neighbors and public hearing.

The OKC Planning Commission is currently reviewing this proposed ordinance change and wants to know what you and your neighbors think about it.

Please come to a meeting with Ward 2 Planning Commissioner Janis Powers to discuss the proposed ordinance and to share your questions, comments and concerns, on Tuesday, August 20th at 6pm at Crown Heights Christian Church.

The city planning commission proposed a new code UM-SD Pattern 1 which is replacing current R1 single family zoning. The proposal for code change is to allow Accessory Dwelling Units (ADU's) on single family lots. Up to 4 dwellings per corner lot , 2 on interior lots, and 2 stories above existing houses. Eliminating true single family zoning. Core area south of NW 63rd to SW 59th, and east of I-44 to I-35. The change will eliminate the City sending notices to residents within 300 feet of proposed dwellings. Councilman Cooper says we need this for affordable housing.
I'm thinking about 18th & Woodward, which Linwood hired an attorney to fight the 3 proposed dwellings. It was a corner lot, but a small lot with a siding house that had been torn down. Developer was allowed to build 2 with a list price $500,000++. I'm seeing ADU'S around the City in the $700,000++++ range.
Affordable housing?
Also, Due process is being eliminated in the proposal, as developers can do what they want without without notifying residents within 300 ft.
OKC Planning approved the ADU ordinance for a PUBLIC MEETING June 13th. This will be the big Yes or No vote.
