Closing day is exciting… but getting the keys isn’t the end of the to-do list. 🔑🏡

Once you’re officially a homeowner, there are a few things worth taking care of early that can make life a whole lot easier later.

Make sure you:

• Update your records — bank, insurance, employer, utilities, and anything else tied to your old address.
• Rebuild your emergency fund — because homeownership has a funny way of introducing you to expenses you weren’t expecting.
• Know your mortgage — understand your payment schedule, important dates, and options for making extra payments.
• Start a maintenance routine — small things like changing filters, checking gutters, and staying ahead of seasonal maintenance can help prevent bigger repairs.

Buying the house is the milestone. Taking care of it is how you protect what you’ve built. 🤍

Psssst... interest rates aren’t the whole story. 👀

Even though they seem to be all over the news lately!

Somewhere along the way, interest rates became the main character in every homebuying conversation.

They matter, of course.

But obsessing over one number can distract you from the question that actually matters: does buying a home right now make sense for your finances, your plans, and the life you’re trying to build here in Oklahoma City?

A rate can tell you part of the cost.

It can’t tell you whether you’ve outgrown your current space, how long you plan to stay, what opportunities exist in the OKC market (hello, pockets like Edmond, Moore, Mustang, and Yukon), or whether the monthly payment fits comfortably into your real life.

That’s why I’d rather help you evaluate the whole decision than wait around for one magical number to give you permission.

We love Dolly because she reminds us to be exactly who we are — and do it on purpose.

🌈 For her resilience. She taught us that rain comes with the rainbow and that hard seasons can give us deeper roots.

💎 For her authenticity. In a rhinestone world, Dolly never apologized for being a diamond — big hair, big dreams, sparkle and all.

🛣️ For her courage to change direction. If the road you’re on isn’t right, you can start paving a new one.

💕 For knowing what really matters. Work hard, dream big — but don’t get so busy making a living that you forget to make a life.

👢 For refusing to be put in a box. Other people’s expectations don’t get to decide what you’re capable of.

😂 For her humility and humor. She could laugh at herself, never took the sparkle too seriously, and famously joked that she had more guts than talent.

🎉 40 DAYS LATER… WE FINALLY CLOSED! 🏡🔑

This one definitely made us WORK for the closing-day photo! 😂

There were LOTS of hurdles along the way—a change of lenders, a change in loan type, and then, right in the middle of underwriting, Fannie Mae changed some of the codes/requirements for condo lending. Because apparently we needed one more challenge. 😅

Oh, and did I mention condo HOAs are SO much fun to work with? 😂 If you know, you know!

But after closing 40 days later than originally expected, my first-time buyer FINALLY got the keys to his condo, and I could not be more excited for him! 🥳🔑

But seeing a first-time buyer finally get those keys made every single hurdle worth it. ❤️🏡

🛑 Why I Ask for Proof of Funds Before Showing a Home 🏡

I had a call recently that made me want to share this.

A caller told me she was a cash buyer and wanted to see one of my new listings right away. I asked a few questions, and when I explained that I require proof of funds or a pre-approval before showing a property, the call ended pretty quickly. 📞😲

She mentioned that she had already looked at several homes and no one else had asked her for anything.

That got me thinking… so here’s what I want every buyer and seller to know:

✅ Verification protects the seller.
Their home, privacy, belongings, and security matter. I take seriously who is being allowed into a seller’s home.

✅ Pre-approval is normal for financed buyers.
A lender reviews income, assets, credit, and other financial information before issuing a pre-approval. It helps everyone know the buyer is prepared to move forward.

✅ Cash buyers need verification too.
If you’re purchasing with cash, I’ll ask for proof of funds along with identification. It’s a simple step that helps verify that we’re working with a qualified buyer.

✅ A written buyer agreement matters.
Before touring homes, we’ll make sure the appropriate agreement is in place so you understand representation, expectations, and how I’ll work on your behalf.

✅ Identity verification matters.
I want to know who I’m meeting before I open the door to someone’s home. That protects my clients, the property, and me.

These steps aren’t meant to make buying a home more difficult. They’re part of doing business responsibly and professionally. 🤝
