It’s been a little while but we are back with a great Forbus Friday Feature. If you like golf, you’ll love the Nile Shriner’s Golf Course in Edmonds just off Hwy 104 as you exit I-5 headed west. It isn’t a course of great length but it can be plenty challenging with the lack of space. Some tight fairways and undulating greens always make for a fun time. Super walk-able course except for the trek from 9 to 10. If you’ve played here before, you know exactly what I am talking about. If you ever want to play a round with me, feel free to reach out. It’s Tuesday and a gorgeous one at that here in the Pacific Northwest! I hope everyone has been having a great start to the week so far and now let’s get to it! This week I have two tips for you.

1. DON’T CLOSE ON A FRIDAY (If possible) It’s typically the busiest day of the week for lenders and title/escrow companies so if you loan doesn’t fund or title doesn’t get recorded at the county, you might be sleeping in a hotel for the weekend or even worse, your in-laws! (Kidding)

2. Tomorrow, consumer report tracking inflation comes out. If predictions are accurate, we could see a nice rally in the bond market brining interest rates down. Good for buyers as more buying power and lower monthly payment and sellers in our hot market might pocket a decent amount more due to this esp. if multiple offers occur, which is starting to heat up even more.

Happy Tuesday everyone! I hope you were able to enjoy that fantastic weather we had on Friday and Saturday. Today I want to touch a little bit on current interest rates and where you might fall depending on certain factors that come into determining your rate. Credit score, home price/loan amount, downpayment and duration of loan are some of the factors that come into play when determining your interest rate so what is advertised rarely is going to be what is your actual interest rate. Always make sure you are interviewing your potential loan officers and ask the tough questions, otherwise, you aren’t doing yourself any favors. That’s all I have for today, we will see you Friday! We are back with another Tuesday Tidbit! Most, if not all, sellers want top dollar when putting their home on the market. Today we are talking about how to present you home the best way possible to get top dollar. Simple things that you can do in a day or over a weekend will do wonders in making your home ready for list. Freshening up the landscaping, new coat of paint, cleaning carpets or ripping them up if hardwoods are hiding underneath. These don’t cost the world, just your time and energy and the return will be well worth it. That’s all I’ve got for you this week and will will catch you on Friday where I pick up from last week. Happy Tuesday everyone! This week’s tidbit is going to be on the appraisal process and one of the common misconceptions involved. Yes, the buyer is the one paying for the appraisal, but that doesn’t mean the appraiser is working for them. They actually work for the lender as an unbiased 3rd party to the transaction ensuring that both the lender (funding bad loans) and the buyer (paying too much) are protected in the scenario of a balanced market. The past couple years, potential buyers in the greater Seattle area have seen appraisal gap contingencies being used to make up the difference if a home appraises for less than the loan amount. Happy Friday everyone! This week on the Forbus Friday Feature (lol) we have Kuzma's Fish Market. For all of my seafood lovers out there, this is where you need to shop if you aren't already. Located just south of Edmonds Community College right off the north corner of 212th and 70th. They have everything from live Dungeness crab, oysters and clams to sushi grade tuna for the adventurous home chefs out there.
