September in Beaver Creek might be one of the best-kept secrets.

The summer crowds start to thin, the aspens begin to change, and everything feels just a little slower.
✔️ Shorter waits at your favorite restaurants
✔️ Fewer people on the hiking and biking trails
✔️ Cool mornings and comfortable afternoons
✔️ Hot tub weather is officially back
✔️ Fall colors around every corner
✔️ More room to slow down and enjoy the Valley

It’s that sweet spot between busy summer weekends and the start of ski season, and one of our favorite times to be here.

Save this for your September plans, and tell us: are you choosing a quiet trail morning or dinner and hot tub?

A few things you will never catch us doing for a relocation client:

We will not push you toward the first home that checks enough boxes. We will help you compare how each option fits your actual life.

We will not gloss over the tradeoffs. We will talk honestly about location, elevation, sun exposure, upkeep, commute, and anything else that could affect how the home feels long after closing.

We will not rush you into a decision because the process is taking longer than expected. We would rather help you wait for the right fit than convince you to settle for the wrong one.

And we will not disappear once the keys are handed over. Relocating comes with questions long after closing day, and we believe our job includes helping you land well here.

For us, this work is not about getting a deal across the finish line. It is about helping you make a move you still feel good about years from now.

If you are considering a move to the Vail Valley and want honest guidance from the beginning, send us a message.

We’re The Trueblood Team, helping people relocate to and around the Vail Valley with a clear plan and local insight.

Mike is keeping a close eye on what is actually happening in Beaver Creek.
Not just how many homes are listed, but which properties are moving, where sellers are adjusting, what buyers are responding to, and where negotiating leverage is starting to show up.

Because a market can look completely different depending on whether you are shopping for a Village condo, a ski-in/ski-out residence, or a larger luxury home.

August’s numbers are in the post, but the context behind them is usually the more important part.

Thinking about buying or selling in Beaver Creek? Send us a message, and we’ll help you understand what the numbers mean for your specific property or search.

September might be one of our favorite months in the Vail Valley.

Summer has not completely packed up yet, fall is starting to show itself, golf is still on the calendar, and suddenly there are three Oktoberfest weekends to choose from.

Beaver Creek kicks things off September 4–6, followed by Lionshead September 11–13 and Vail Village September 18–20.

Add in cooler hiking weather, quieter evenings, and those first hints of fall color, and there is plenty of reason to stay close to home this month.

Save this for September planning and send it to the person who is always asking, “What are we doing this weekend?”

We’re The Trueblood Team, sharing the places, events, and local details that make life in the Vail Valley so good.

One of the things we like about Homestead is that the homes often solve a very different problem than resort real estate.

161 Re*****on Trail is currently offered at $2,695,000 with 4 bedrooms, 4 bathrooms, and 4,153 square feet.

What stands out to us is the layout.

The primary suite, office, kitchen, dining, and main living spaces are all together on the main floor. Downstairs gives guests or family their own bedrooms, second living area, bonus room, and walk-out access. There is also a substantial mudroom for the skis, bikes, boots, and everything else mountain life seems to collect.

And there is neighborhood trail access right across the street.

For someone who wants Edwards convenience, more room to spread out, and a neighborhood that feels built for everyday life, this is worth a look.

Send us a message and we’ll arrange a private tour.

One thing we love about September in Beaver Creek: nobody told the calendar summer was supposed to be over.

Oktoberfest fills the Village September 4–6, BC Unplugged continues on Thursday evenings through September 17, and Colorado Showcase keeps Saturday music going through September 12.

It is that very specific Beaver Creek combination of mountain air, live music, dinner nearby, and suddenly staying much later than you planned.

Our only real September advice is to bring a layer and save this post for the first few weeks of the month.

A good real estate agent can help you buy a home. A great one will make sure it is actually the right home for your life.

When you are relocating to the Vail Valley, the green flags matter.

Your agent asks how you plan to use the home before recommending neighborhoods. They explain the tradeoffs, not just the highlights. They are honest when a property does not fit your goals, even if it would be easier to keep the deal moving.

They help you understand the details that are hard to see from another state, from sun exposure and elevation to commute patterns, upkeep, and how each community feels year-round.

And they do not disappear once the keys are handed over.

The right agent treats your move like a long-term decision, not a transaction. You should feel informed, protected, and confident that someone is looking out for your best interests at every step.

If you are considering a move to the Vail Valley and want a team that will be in your corner from the first conversation through closing and beyond, send us a message.

We’re The Trueblood Team, helping people relocate to and around the Vail Valley with honest local guidance and a clear plan.

Working with a local real estate agent isn't just about opening doors. It's about having someone who knows what those doors lead to.

✔️ We know the neighborhoods beyond the listing photos.
✔️ We can connect you with trusted local lenders, contractors, inspectors, and service providers.
✔️ We know what mountain home maintenance actually costs.
✔️ We can recommend the communities that fit your lifestyle—not just your budget.
✔️ We understand the details that make the Vail Valley market unique, from rental potential to HOA nuances and seasonal considerations.

Buying or selling here is different than buying or selling almost anywhere else.

Local knowledge helps you make better decisions, avoid costly surprises, and feel confident every step of the way.

If you're thinking about making a move in the Vail Valley, work with someone who doesn't just know the market—they know the community.

You do not have to wait until you are ready to buy or sell to reach out to a real estate agent.

You can ask us about neighborhoods, timing, home values, financing, relocating, preparing to sell, second-home ownership, local market conditions, or whether a move even makes sense right now.

Sometimes one conversation is all it takes to turn a vague idea into a clearer plan.

Send us a message with the question you have been sitting on. We are always happy to be a resource.

We’re The Trueblood Team, helping people buy, sell, and relocate throughout the Vail Valley.
