This week we accepted an offer above asking price after receiving multiple offers on this home.

We're incredibly grateful for the response. What stands out most, though, are the conversations we had during showings and open houses. We heard many of the same comments over and over again: thoughtful, inviting, beautiful, stunning.

When we first walked through the house, it was a 1-bedroom, 1-bath home with dated finishes and a floor plan that no longer fit the way most people live today. We saw an opportunity to build on the home's strengths while solving some of its biggest limitations.

Over the course of the renovation, we opened the kitchen, added a pantry, redesigned the living room, created a second bathroom, and transformed the home from a 1-bedroom, 1-bathroom into a 3-bedroom, 2-bath layout. Every decision was made with equal attention to function, character, and long-term value.

The outcome was rewarding, but so was seeing buyers connect with the vision behind the project.

This kitchen might be the best example of why we love renovating homes.

At first glance, it wasn't terrible. But the more time we spent in the space, the more we realized how much potential was being hidden.

The soffits made the kitchen feel shorter than it was. The wall between the kitchen and dining room broke up the flow. Storage was limited, and the refrigerator seemed to land in the middle of everything.

By removing the soffits, we were able to add full-height cabinets and gain a surprising amount of storage. Taking down the wall completely changed the feel of the space, turning two separate rooms into one bright, open gathering area.

We relocated the refrigerator, added a pantry, upgraded the lighting, and created a large peninsula that gives the kitchen a natural place to cook, eat, gather, and connect.

For the finishes, we kept the palette bright and neutral to maximize light and create a timeless backdrop. Black accents, a statement sink, and mixed-metal fixtures and hardware add just enough contrast and personality without overwhelming the space.

One detail we particularly enjoyed was carrying geometric elements throughout the home. The stair railings, globe lighting, and hexagonal tile each interpret that theme a little differently, creating subtle continuity between spaces while still feeling appropriate for a home with roots in the 1970s.

The finishes are beautiful, but the real transformation is how the space functions today compared to how it did before.

One of our favorite transformations from this project.

When we first walked through this home, we weren't focused on the orange walls, dated finishes, or popcorn ceilings. We were focused on the potential.

The vaulted ceilings, exposed beams, and dramatic volume were already here. The challenge was creating a design that allowed those architectural features to take center stage.

The fireplace wall lacked symmetry, there was no overhead lighting, and the ceiling treatment wasn't doing the room any favors. To create a stronger focal point, we introduced balance to the fireplace wall, added architectural lighting, and designed a custom slatted ceiling treatment that further emphasized the existing beams and drew attention to the room's incredible height.

To keep the space visually dynamic, we intentionally contrasted the darker ceiling and beams with lighter flooring and walls, creating balance while allowing each element to stand on its own.

The best renovations aren't about changing a home's character. They're about recognizing what makes it special and helping it reach its full potential.

This oversized bathroom had plenty of square footage but wasn't making the most of it.

By completely rethinking the layout, we turned one outdated bathroom into two beautiful, functional spaces—adding value, improving usability, and giving this home what it always should have had.

Potential is easy to miss until someone has the vision to unlock it.

From the beginning, we knew this home could become something special… but it was going to take a Lott 😉 to completely reinvent it.

What emerged is far from your typical renovation.

Vaulted ceilings, architectural beams, dramatic natural light, and a wall of glass overlooking a private backyard set the tone for a home that feels warm, modern, and completely unique. Every detail was intentionally reimagined with elevated finishes throughout.

A new year always brings reflection—and intention.

One thing I’m proud of is how deeply I’m involved with my clients beyond the transaction. While many agents focus on the basics, my approach is hands-on and relationship-driven.

Replacing windows is a significant decision that affects both your finances and your home's curb appeal. In the case of historic homes, new windows do not necessarily translate to better performance. In fact, the National Park Service references a study demonstrating that original wood windows with a storm sash outperform modern vinyl windows. Consider this example house, with its original windows and then post remodeling.
