Ever since interest rates hit 5% I have been waiting for this to come up. When I have sat in closings and heard loan officers say the mortgage was assumable no one paid attention as it got lost in all the stacks of signing papers but I did! I haven't seen this done yet, it will take larger lenders to start doing it before the smaller ones get on board but I do remember the real estate instructor that taught me when I got my brokers license discussing this done as a true Blanket loan in the 80's. It would give buyers a blended rate.

Loan assumptions remain rare, but interest in them is rising as buyers face mortgage rates near multiyear highs.
