This one needed the whole story. A wholesaler brought an investor to my 29-unit portfolio in Casey, Illinois and quoted him $935,000. We're listed at $635,000, and she had no contract on the property.
If you're buying investment property around Effingham, Illinois: ask to see the contract, ask who represents the seller, and check the list price yourself.

Spent today showing a rental portfolio in Casey, Illinois to three separate investors, one of them over video call. It's offering a 14% cap rate. Rates are high, and you're still not finding that return many other places.
My take: when more money gets printed, hard assets inflate. That's why I'm positioning in real estate, gold, and silver now. That's my own approach, not advice for your situation.

Head down to the basement of the old First National Bank building on Jefferson Avenue and you'll find it. The original bank vault is now a lounge, there's a Buffalo Room, and the cocktails are the reason to come back. The name honors two things this area knows well: Midwest wheat and the building's banking roots.

Selling a commercial property is not the same as selling a house, and most owners find that out too late.
When we list a residential property, the MLS pushes it out to roughly a hundred consumer sites. Commercial does not work that way. It sits in the MLS where only other agents see it. If that is the entire marketing plan, your building is invisible to buyers.
