I get it—there’s a lot of noise out there right now. Rates are dropping, headlines are talking tariffs, and suddenly everyone’s whispering *“housing crash.”*

But here’s the truth:
This is NOT 2008.

Inventory is still incredibly low—only about 2.9 months nationwide. (FYI, a balanced market is 5 to 6 months.)
Back in 2008? We had *over 10 months* of inventory. Big difference.

Over 62% of homeowners have locked in rates under 4%, and nearly 25% are under 3%. They’re not exactly racing to sell and take on a 6-7% rate.
Delinquencies? Historic lows at 2.8%.
Foreclosures? Not seeing that wave.
Most homeowners have equity—not underwater loans.

Meanwhile, rates are dipping to 6-month lows and buyers are waking up. Mortgage applications just jumped 9.7% in a week. Showing activity is rising. Builders can’t keep up—we’re still short 3.5 to 4 million homes in the U.S.

This market isn’t crashing—it’s been frozen.
But if rates keep falling? That ice is about to *thaw fast.*

I’m doubling down while others are sitting back.
