WEEK 1: Security & Access
Change all the locks. You have no idea how many copies are floating around with old neighbors, contractors, or pet sitters. Cost: $150-$300 to rekey the whole house.
Update your garage door codes. The default is usually 0000 or 1234.
Test every smoke detector and CO alarm. Replace all batteries. Cost: $30-$50.

WEEK 2: Systems Check
Locate your main water shut-off valve. Label it with a bright tag so anyone can find it during an emergency.
Find and label your electrical panel. Takes 20 minutes.
Saves hours when something goes wrong.
Change your HVAC filters. The previous owner probably skipped the last 6 months. Cost: $15-$40.
Schedule an HVAC tune-up. Cost: $100-$200.
Prevents $3,000-$8,000 in emergency repairs.

WEEK 3: Protect Your Investment
Get a home warranty if you didn't negotiate one at closing. $400-$600 per year. One water heater replacement pays for 3 years of coverage.
Deep clean before you fully unpack. Hire professionals for carpets, windows, and ducts. Cost: $300-$600.
Check water heater age. Over 10 years old? Start budgeting $1,200-$2,500 for replacement.

WEEK 4: Set Yourself Up
Transfer all utilities into YOUR name. Don't assume anything transferred automatically.
Update your address everywhere. DMV, banks, insurance, voter registration.
Meet your immediate neighbors. Exchange numbers.
These relationships matter when packages go missing or something looks off.

Document everything with photos and videos. Store in a cloud folder. If you ever file an insurance claim, this is gold.

Here’s my checklist:

1. The water heater. Look at the label on the tank. Find the manufacture date. Water heaters last 10-12 years.
If it’s older, that’s $1,500-3,000 coming out of your pocket soon. Use it in negotiations.

2. The electrical panel. Open it up or ask to see inside.
If you see Federal Pacific, Zinsco, or fuses instead of breakers, budget $2,500-4,500 for an upgrade. Some insurance companies won’t even cover these panels.

3. Ceiling stains. Look up. Brown or yellow stains mean water. Could be a roof leak. Could be plumbing.
Either way, you’re looking at $3,000-15,000 depending on the source. Ask when it happened and if it was fixed.

4. The HVAC unit. Find the manufacture date on the unit outside. HVAC systems last 15-20 years.
Replacement runs $8,000-15,000. If it’s on borrowed time, negotiate a credit or home warranty.

5. The windows. Single pane or double pane? Foggy between the glass means the seal is broken. Full window replacement runs $15,000-30,000 for an average home. Even replacing a few adds up fast.

6. Foundation cracks. Check the basement or crawl space. Hairline cracks are normal. Horizontal cracks or stair-step patterns in brick? That’s structural.
Repairs range from $5,000-25,000 depending on severity.

7. The sewer line. You can’t see it but you can ask about it. Homes built before 1980 often have clay or cast iron pipes that deteriorate. A sewer scope costs $250-400 and can save you from a $10,000-20,000 nightmare.

8. Water pressure. Turn on the shower and flush toilet at the same time. Weak pressure could mean galvanized pipes that need replacing. Budget $8,000-15,000 for a repipe.

9. Grading around the foundation. Walk the exterior.
The ground should slope away from the house. If it slopes toward it, water is getting in somewhere.
Drainage fixes run $2,000-8,000.
Every single one of these is leverage at the negotiating table.

The pretty stuff is easy to see. The expensive stuff is hiding in plain sight.

Most first-time buyers have no idea how much free money is available to them right now.
And honestly, most agents never even bring it up.

These are real grant programs available in 2026 that help cover your down payment and closing costs. And you do not have to pay them back.

Bank of America Down Payment Grant Up to $10,000
toward your down payment in select markets. No repayment required.

Wells Fargo Homebuyer Access Grant Up to $10,000
toward your down payment. Plus up to $5,000 in closing cost credits through their Dream Plan Home program.
No repayment on either.

Chase Homebuyer Grant Up to $5,000 in select communities. Can be used for down payment, closing costs, or to buy down your interest rate.

If your in New Jersey, there’s even more:

NJHMFA state grant Up to $15,000 towards your downpayment or closing cost. Specifically for first time homebuyers, It’s a 5-year forgivable loan. This is the most common and available grant used in New Jersey

First Generation Bonus If you’re the first in your family to buy a home, you can stack an additional $7,000 on top of the state grant.

ACIA, the “heavy hitter” grant. Up to $30,000 in assistance, no monthly payments just huge help getting into your new home! (HUGE in Atlantic City)

I’m not judging you.
I’m just sharing what I’ve learned after being in real estate right here in Atlantic County, New Jersey.
Because clutter isn’t always “messy.”
Sometimes it’s just a house full of stuff that quietly makes rooms feel smaller, darker, and harder to picture yourselt living in.
Here are 8 things that are clutter... but sellers swear they need
1. The pile of mail on the counter
It’s not “important papers.”
It’s visual noise - and buyers clock it instantly.
2. The chair that’s basically a clothing rack
If no one ever sits in it, it’s not furniture.
It’s storage.
3. The army of water bottles and tumblers
Pick your top two.
The rest can go in a cabinet.
4. The collection of soaps, sprays, and half-used products
Especially in bathrooms.
Buyers read this as “not enough storage.”
5. The stack of small appliances on the counter
Air fryer, blender, toaster, coffee gear...
It makes even a spacious kitchen feel tight.
6. The entryway shoe lineup
It’s not “convenient.”
It’s the first impression.
7. The “I’II deal with it later” corner Amazon boxes, kids’ stuff, random bins.
Every house has one - fixing it changes everything.
8. Furniture that blocks flow
Extra chairs, side tables, oversized pieces.
If you have to squeeze around it, buyers feel that too.
None of these are bad.
They’re just the fastest way to make a good home feel crowded and stressful.

1) The payment actually works for your life.
And a good agent will run those numbers with you, not for you. A good agent helps you make decisions based on stability, not pressure.

2 The home is genuinely worth what it’s listed for.
And a good agent won’t pretend every house is
“the one.” Some homes are inflated. Some aren’t. You deserve someone who’ll say so.

3) You’re financially and emotionally ready.
And a good agent won’t rush you into a timeline that isn’t yours. Your readiness matters more than any market headline.

4) The home aligns with your long-term plan.
And a good agent will ask the questions that actually matter. Real estate is a decade decision... not a 30 day sprint.

5) The deal truly protects your future equity.
And a good agent will tell you when to pause, pivot, or walk. Sometimes the most valuable advice is “not this one.”

If I moved into a new home tomorrow, decorating wouldn’t be my first move.
I’d be tackling the unseen but essential stuff-the things that save you stress, money, and late-night panic later on.
Here’s what I’d handle in the first 30 days (and what every new homeowner should consider too:
1 Change the locks and update all security codes (garage, alarm, smart locks-do this on day one)
2 Test all smoke and CO2 detectors-replace batteries
or upgrade if needed
3 Locate and label your main shut-offs for water, gas, and electricity
4 Deep clean the house before unpacking-and take photos of appliance tags, HVAC info, etc.
5 Set up utilities and confirm billing is in place
6 Review your homeowners insurance-make sure your
coverage actually fits your needs
7 Start a home folder (digital or physical) to store manuals, warranties, and contractor contacts
8 Update your address across the board-USPS, banks,
Amazon, insurance, even pet microchips
9 Set reminders for ongoing maintenance (filters, pest control, yard work, etc.)
10 Say hello to your neighbors-it’s the first step in building a support system
Good habits now = less chaos later.
