When your in the market to purchase your first home you do not have to go at it alone. There are resources available to you to make the transaction less stressful. You must ask your Realtor or loan officer questions. Not all lenders or Realtors are the same, not all of these professionals realize there are programs that will assist you with your financials. Keep in mind not all lenders will help you find the money, if their company does not support these programs, you need to find a lender that will. The same with a Realtor, not all Realtors know where to look, so you need to ask questions.
Most City’s in San Diego offer such programs. La Mesa, El Cajon, Lakeside and some counties in unincorporated areas in San Diego Like Ramona, Jamul offer different programs but they are all there to assist you with Down Payment and Closing Costa Assistance. Thses programs do have income limitations tied to them As an example if you have a family of four and make less than $62,800 or you are a young couple of two as long as you do not make over $50,250 you still may qualify. Just keep in mind you need to search for these programs because not all professionals are aware of these programs.
