If you’re buying a home in San Diego County, I would definitely recommend you work with your own agent. Most of the homes are old, upgraded from original, no two lots the same, with slopes, settling, septic and/or aged plumbing & other systems, to investigate and consider.

The Seller’s agent is fiduciary to the seller & will often argue “as-is” to keep a buyer from negotiating or even walking away, when perhaps they should.

With the news of the National Association of Realtors settlement, I’m seeing many folks say that a buyer’s agent isn’t worth it. That might work better in markets where homes and lots are more homegenous, and relatively newer. I would not recommend going without representation when buying in San Diego County.

In times like these I think it’s important for us Realtors to re-read the Market Conditions Advisory before advising clients.

“Marry the house date the rate”

”Buy now before rates drop and bring more competing buyers & higher prices”

“You can always refi later when rates go back down”

Recency bias & desperation are devaluing the quality of real estate advice at the moment.

Real estate transactions (on a per capita basis) are at an all time low in the United States since we started keeping track. Many title, escrow, realty, & loan companies are experiencing lower sales volumes than during the Great Recession in 2008. Desperate times can cause good people to give bad advice.

Buying property for the long term, meaning decades, has always been a good decision in hindsight.

Prices are near all time highs, for many, that would mean it is a good time to sell.

You should avoid making real estate purchase or sale decisions based on predictions about future prices, rates, or other market conditions.

That said, when sales volume returns to this frozen “rate-locked” market, I would recommend that you be prepared for volatility. It is possible for interest rates and real estate values to drop concurrently, it’s happened before, but that doesn’t mean it will happen again. “It is impossible to predict future market conditions with accuracy.”
