With tons of interest and many buyers eager to sn**ch up this property, my sellers set an offer date and were presented with 6 offers! We accepted what seemed to be the best offer and within 24 hours that buyer cancelled. Luckily we were prepared and had a buyer in back up position, quickly pivoting to open escrow a second time within two days. 😅😅

This listing sold for 13.8% over asking and my clients couldn’t be more thrilled! Thanks for trusting me throughout this entire process! Congrats to the new buyers and thanks for a smooth escrow and George Anthony.

California just passed AB 130, and it changes how HOAs can fine you. Here’s the scoop:

✅ HOA fines are now capped at $100 (no more sky-high penalties 🙌)
✅ If it’s a real health or safety risk, fines can be higher—but only if the board makes it official in a meeting
✅ You’ll always get a chance to fix the issue first before getting fined
✅ No more late fees or interest tacked onto fines—ever

💡 Bottom line: This new law makes HOAs more fair and homeowner-friendly.
