Buying or selling isn’t just a transaction. It’s a major financial move, and it should be treated like one.

The difference between an average agent and an experienced one can look like:

✓ More money in your pocket
✓ Stronger negotiation terms
✓ Fewer surprises
✓ Less stress
✓ A smoother closing

And that difference rarely shows up in a Google ranking.

So make sure you interview agents, ask hard questions, and choose the one who gives you clarity, not just confidence.

One of the hardest truths for sellers to understand is that the market sets the price, not us.

When you’re selling a home, it typically comes down to three factors: price, condition, and location. We can’t change the location. And if we’ve prepped the home properly and the condition is strong, that usually leaves price.

Market value isn’t fixed—it shifts with buyer demand, competition, and timing. If there’s little activity, it’s not a failure; it’s feedback.

Sometimes what we thought was market value changes once a home is actually listed...and that’s normal. The market is fluid. The key is paying attention early and being willing to pivot before momentum is lost.

That’s where experience matters. My job isn’t to spare feelings, it’s to help you get the highest price the market will bear.

Can mortgage costs fall in 2026 – and by how much?
Predicting the fate of the real estate market in America for 2026 is probably more precarious than in recent years with prices continuing to hit record highs, mortgage costs challenging buyers and the direction of the economy uncertain.

One of the most influential factors for 2026 will be the cost of money.

How low will our mortgage costs go?

The Federal Reserve’s decision to reduce the federal cash rate to 3.75% in December has done little to ignite the market. In fact, it went through with barely a murmur even though it was the third reduction since September.

Buyers and sellers alike will be watching the cash rate guidance with increasing interest in early to mid-2026, especially given the impending change of Chair at the Federal Reserve and political pressure to make further reductions.

The two Fed Chair candidates are Kevin M. Warsh and Kevin A. Hassett, and either appointment will likely face the glare of political pressure to reduce the federal funds rate further. The President said he wants the rate to be 1%.
