There's a basketball hoop right next to the pool.

That's the detail that told me who this house is really for.

Go smaller.
Wait until you’re ready.
And if you still love your home, stay.

I don’t buy it.

I believe “I’m staying here until they carry me out” isn’t independence. It’s leaving your family to make your decisions during a crisis.

For years, staying in a longtime home as long as physically possible has been treated as the ultimate proof of independence. Plan nothing. Change nothing. Deal with the move only when you absolutely have to.

But independence isn’t staying in the house.

It’s deciding where you’ll live. What you’ll keep. What happens to the home. How the whole transition unfolds, and when.

Wait until the house, your health, or your support system gives out, and those choices shrink fast. The people you love get handed enormous decisions under pressure, without knowing what you actually would have wanted.

That’s why I help longtime homeowners look at their options well before they’re ready to sell.

Having a plan doesn’t mean you have to move.

It means the decisions stay yours.

What stays. What goes. That’s your call to make.

So who actually has the upper hand in El Dorado Hills right now, buyers or sellers?

Neither.

More inventory does not automatically mean buyers win. And homes are still selling when they are priced and positioned for today’s market.

The advantage belongs to the person willing to meet the market where it actually is, not where they wish it was.

I would not call this a buyer’s market or a seller’s market.

I would call it a strategy market.

41 years between these two photos. ❤️

I stood beside my best friend as her maid of honor 41 years ago. And last night, as I celebrated turning 60, she was still right there beside me.

We’ve been friends for 50 years.

Through growing up, raising families, celebrations, changes, and all the chapters in between.

Some things change. Some things stay.

What stays? The people who have been there through every version of you.

50 years of friendship. And still counting. 🤍
