Closings doubled this week - but only 5 of 16 sold at or above asking

16 El Dorado Hills homes closed since last Tuesday, twice as many as the week before. Of those, 5 hit or beat list price. The other 11 came in between 92% and 99% of asking. 👀

On the pending side, median days on market was 42 - and 7 of the 11 homes that went pending had dropped their price first.

Buyers are here and they're active. They're just price-sensitive, and they're taking their time.

Start at the right number and the market meets you. 🏡

Buyers are present. They’re patient. And they’re price sensitive.

Nearly two-thirds of the homes that went pending this week had a price reduction before finding a buyer.

The message for sellers? Buyers are out there, but they’re paying close attention to value.

Sometimes the difference between sitting and selling is getting to the number where buyers see it too. 🏡
