Superficial changes can make a bigger impact on Buyers than more intensive renovations. I can’t stress enough the difference a fresh coat of paint can make—especially given the low cost of this upgrade.

A fresh coat of paint throughout your house can increase the home’s sale price by as much as 5 percent. Other simple upgrades, from replacing old light fixtures to changing out your front door, can also give your home a nice bump in value.

If it’s your first time buying a home, or you’re looking to start over, knowing the right questions to ask your lender will put you ahead of the game.
Here are a couple of questions to keep in mind:

✔️Do you have an origination fee?
An origination fee provides additional profit for the lender beyond what’s built into the interest rate. A good follow-up question: What are all of your lender fees?

✔️What other costs will I pay at closing?
Fees charged by third parties, such as for an appraisal, a title search, property taxes, and other closing costs are paid at the loan signing. These costs will be detailed in your official Loan Estimate document and your almost-time-to-sign Closing Disclosure. But the sooner you know what they are, the better you can shop, compare — and prepare — for them.

❌ MYTH: It’s fine to sell your home as is

✔️REALITY: Some people will tell you that repairing the damages right before you sell your property will be a waste of money because it’s the buyer’s job to do so. Although you can take that risk, if your home is in poor condition, you’ll have a much harder time selling it. Focus on getting the basic, necessary repairs done to reduce problem areas that might turn buyers off.

Same. Maybe you’ve even curled up at night to binge-watch it, thinking, “I could do this!”
But what’s cheaper: Renovating an old house or building a new one?
For the most part, renovating is almost always cheaper than building. Of course, it depends on the extent of the renovations.
