November’s home inventory in Folsom remains low with 50 homes for sale (up 22% from the same time last year).

November had .9 month of inventory here in Folsom. In the past 15 months, only one month (August) has had 1 month of inventory. The other 14 months inventory was lower than one month. As of today, we have 56 homes for sale here in Folsom.

The price per square foot for Folsom homes in November 2021 was 22.2% higher than November 2020. Median home prices here in Folsom during November was $701,000 up 6.2% from the same time last year ($660,000).

Folsom homes sold at 101% of list price (on average). Folsom has now gone 11 months with homes (on average) selling over 100% of list price.

In November, the highest percentage of list price vs sold price was 115.03%. That home had 8 offers. The home listed at $530,000 and sold at $620,000. It was 1405 square feet.

There were 59 homes that closed escrow in November. 21 sold for less than list price, 5 sold for exactly list price (4 of those had multiple offers). The remaining homes all sold over list price. The highest number of offers in November was 10 offers for a home (3 different homes). Two of those sold over list price, however one, even with 10 offers, sold for less than asking price.

The price per square foot for Folsom homes in August 2021 was 28.9% higher than August 2020. Median home prices here in Folsom during August was $775,000 up 21.5% from the same time last year ($638,000).

Folsom homes sold at 103% of list price (on average). Folsom has now gone 8 months with homes (on average) selling over 100% of list price.

In August, the highest percentage of list price vs sold price was 115.68%. That home had 6 offers. The home listed at $899,000 and sold at $1,040,000. It was 3040 square feet. There were 75 homes that closed escrow in August 14 sold for less than list price, 8 sold for exactly list price (2 of those had multiple offers).

The remaining homes all sold over list price. The highest number of offers in August was 11 offers for a home listed at $689,000, closed at $780,000.

The price per square foot for Folsom homes in July 2021 was 24.7% higher than July 2020. Median home prices here in Folsom during July was $723,000 up 25.7% from the same time last year ($575,000).

Folsom homes continue to be 105% of list price (on average). That is now five months in a row, homes have sold on average of 104% or higher of list price. As I have written in the past, as far back as I can go (2003) I don’t show an average as high.

In July, the highest percentage of list price vs sold price was 137.05%. That home had 38 offers. The home listed at $400,000 and sold at $550,000. It was 1350 square feet. There were 95 homes that closed escrow in July, 10 sold for less than list price, 10 sold for exactly list price (2 of those had multiple offers). The remaining homes all sold over list price. The highest number of offers in July was 38 offers for a home listed at $400,000, closed at $550,000.

June’s home inventory in Folsom remains low with 53 homes for sale (down 46.5% from the same time last year).

June had .5 months of inventory here in Folsom. We have now gone 12 months with less than a month of inventory. As of today, we have 67 homes for sale here in Folsom.

I held my first traditional open house here in Folsom a couple of weeks ago, both Saturday and Sunday. Heat was in the 100's and even with that I had a steady flow of people through. Only a couple of neighbors. Most were interested in moving at some time in the near future.

The price per square foot for Folsom homes in June 2021 was 27.5% higher than June 2020. Median home prices here in Folsom during June was $714,000 up 14.2% from the same time last year ($625,000).

Folsom homes continued to sell at 105% of list price (on average). That is now four months in a row homes have sold on average of 104% or higher of list price. As I have written in the past, as far back as I can go (2003) I don’t show an average as high.

In June, the highest percentage of list price vs sold price was 119.83%. That home had 12 offers. The home listed at $509,000 and sold at $611,000. It was 1313 square feet. There were 101 homes that closed escrow in June, 12 sold for less than list price, 10 sold for exactly list price (all but 1 of those had multiple offers). The remaining 79 homes all sold over list price. Three homes had 14 offers (highest number of offers in June). One of those homes was listed at $925,000 and closed at $1,075,000. Pretty impressive that 14 buyers were interested in a $925,000 home (4/3, 2513sqft, single story with lovely outdoor kitchen, pool)

The price per square foot for Folsom homes in May 2021 was 18.4% higher than May 2020. Median home prices here in Folsom during May was $720,000 up 22.2% from the same time last year ($589,000).

Folsom homes inched up to 105% of list price (on average). That is now three months in a row homes have sold on average of 104% or higher of list price. As I have written in the past, as far back as I can go (2003) I don’t show an average as so high.

In May, the highest percentage of list price vs sold price was 124.09%. That home had 11 offers. The home listed at $685,000 and sold at $850,000. It was 2050 square feet.

There were 83 homes that closed escrow in May, 5 sold for less than list price, 9 sold for exactly list price (3 of those had multiple offers). The remaining 69 homes all sold over list price. The highest number of offers in May was 18 offers for a home listed at $539,900, closed at $605,000.

With the covid restrictions being lifted, start looking for traditional open houses again! I enjoy open houses, I get to talk real estate and help explain the process to those who are new to the quest for the perfect home.
