🐜 Think termites aren’t a big deal in El Paso? Think again!

Many people assume termites aren’t common in our desert climate, but we find termite activity more often than you might expect. During this inspection in Marfa, Texas, we found wood materials left in direct contact with the ground—and termites had already made themselves at home.

Wood-to-soil contact creates an open invitation for termites and can lead to costly damage over time. Whether you’re buying, selling, or maintaining a home, it’s important to identify conditions that can attract wood-destroying insects before they become a bigger problem.

Not every HVAC system we inspect is just an air conditioner! 👀

Out in Marfa, Texas, we came across a heat pump system. Unlike a traditional AC unit, a heat pump can both cool and heat a home using the same equipment. They’re common in some parts of the country, but not something we see very often in El Paso.

While inspecting the unit, we also found an unexpected guest… 🐭 Unfortunately, a dead mouse had made its way into the equipment. Small critters can sometimes cause damage to HVAC components, wiring, and airflow, making regular inspections and maintenance even more important.

Every inspection is a chance to learn something new—and sometimes find a surprise or two!

Usually termites are the villains of the story… 🐜🪵

They chew through framing, weaken structures, and cause thousands of dollars in damage. But every once in a while, they surprise us!

This piece of wood was so heavily tunneled by termites that it ended up looking like a handcrafted work of art. Honestly, with a little glass on top, it might make a pretty cool coffee table! 😆

Don’t let the beauty fool you though—termite damage can be serious and expensive if left unchecked.

Just because a furnace is still running doesn’t mean it’s running reliably. 🔥

Most furnaces have an expected service life of about 15–20 years. This unit is approximately 15 years old, and during our inspection, the blower motor had already failed.

As heating systems age, components become more prone to breakdowns, often resulting in costly repairs or unexpected loss of heat when you need it most. Regular maintenance can help extend the life of a furnace, but age is still a major factor when evaluating its condition.

Knowing the age and condition of a home’s major systems can help buyers avoid surprises after moving in.

One tile. One tiny corner. One detail most people would never notice. 👀

During this inspection, we found a shower tile that didn’t match the rest of the installation. Is it a major issue? No. But it’s a good example of why inspections matter—even in homes that appear perfect at first glance.

The little details often tell the story of the workmanship behind the scenes. Our job is to find them all, big and small, so our clients know exactly what they’re buying.

Rain? Mud? Slippery conditions? No problem. 🌧️👢

Today’s inspection required breaking out the rain boots, navigating muddy yards, and working through wet conditions. Home inspections don’t stop just because the weather isn’t perfect.

Whether it’s sunny, windy, or pouring rain, we’re out there helping buyers make informed decisions before they purchase a home.

Nothing stopped us today. 💪🏠

🏡 New construction doesn’t always mean perfect construction.

During this inspection of a brand-new home, we found a scratched oven and a dented microwave before the buyers even moved in. These may seem like minor issues, but when you’re paying for a brand-new home, you should receive brand-new finishes and appliances.

A professional home inspection isn’t just about finding structural or safety concerns—it’s also about documenting defects and deficiencies so they can be addressed before closing.

Don’t assume a new home is a flawless home. Always verify.

Brand new doesn’t always mean defect-free. 👀

During this inspection, we found a supply register completely covered, preventing conditioned air from reaching the room. Something as simple as a blocked register can affect comfort, airflow balance, and HVAC performance.

This is exactly why even new construction homes should be inspected before closing. Small issues today can become bigger frustrations after move-in.

A missing rain cap on a furnace vent might not seem like a big deal… until a windy day sends it flying away. 🌬️

In this inspection, we found a furnace vent without a proper rain cover. When these caps are missing or not securely attached, rainwater can enter the vent system and potentially damage components inside the furnace. Moisture and heating equipment don’t mix well.

Small details like this are exactly why a thorough home inspection matters. It’s not always the big defects that cause the biggest headaches down the road.

Gas leaks are one of those hidden issues that can easily go unnoticed… especially in older homes. 🚨🏠

During this inspection on a 1950s property, we identified a gas leak that could have become a serious safety concern if left undetected. Older homes can have aging gas lines, outdated fittings, or years of wear and tear that are not always visible to the naked eye.

This is why a thorough home inspection matters. Sometimes the biggest defects are the ones you can’t see right away.
