Before deciding whether to buy, ask yourself 3 questions:

As real estate advisors, we often meet strangers, schedule showings, and walk into properties with people we've never met before. But no matter how much we want to help a client, our safety should never come second.

Here are a few important safety reminders for real estate agents:

🪪 Verify who you're meeting. Don't be afraid to request identification before showing a property. If someone refuses to follow your safety protocol, it's okay to say no.

🚗 Park with an exit in mind. Avoid parking in a way that prevents you from leaving quickly if you need to.
👀 Pay attention to red flags. Ask questions, trust your instincts, and take concerns seriously when something doesn't feel right.

🛡️ Have a safety plan. Establish protocols for showings, let someone know where you're going, and follow the safety procedures that work for your situation.

In this example, the new build has a 4.99% interest rate, a lower principal and interest payment, and the builder is covering closing costs.

The pre owned home has a 6.87% interest rate, a higher monthly principal and interest payment, and estimated closing costs of $10,000 to $13,000.

But here’s the part that matters most 👇

This does NOT mean a new build is automatically the better option for everyone.

Your best choice depends on your individual situation, including your:

💰 Income
📊 Debt to income ratio
💳 Credit profile
🏡 Long term goals
💵 Cash available for closing
📈 Interest rate and financing options
🔧 Maintenance and repair expectations
