I know it’s exciting to start touring homes, but falling in love with a house before understanding the numbers can put you in a difficult position.

Your down payment isn't the only expense. Think about inspections, earnest money, closing costs, and other upfront costs.

🤝 2. Working with someone who only tells you what you want to hear

The world isn't always the problem. Sometimes, it's what we're carrying on the inside. 🍊

There’s an analogy I heard from Wayne Dyer that really stuck with me.

If you squeeze an orange, you're going to get orange juice.

Not strawberry juice.
Not mango juice.
Not watermelon juice.

Orange juice.

And life can be the same way.

When people pressure you, trigger you, criticize you, or things don't go the way you expected, what comes out of you is often a reflection of what is already inside.

That's why the real work isn't always about changing the people around you.

It's about changing what you're carrying within you.

Are you constantly living in fear of what people think?

Are you trying to please everyone?

Are you worried about who will like you, what you should say, or how you're going to be perceived?

Whether it's in your business, your relationships, or even with your family, you can't control how everyone sees you.

But you can control what you're becoming on the inside.

🚨 Just because you qualify for $500,000 doesn’t mean you should spend $500,000.

Most buyers get excited when they see a brand new home.

It’s shiny.
It smells good.
Everything is new.

But sometimes, the better financial move is looking past the brand new home and seeing the potential in a resale property.

Maybe the kitchen is outdated.
Maybe the flooring isn't your style.
Maybe the house needs a little work.

That doesn't always mean it's a bad investment.

Sometimes, it means opportunity.

For example, instead of spending $400,000 on a brand new home, you may find a resale for significantly less and put some money into the updates you actually want.

Now you're not only creating a home that fits your family.

You may also be creating equity through the improvements you make.

And this is something I tell my clients all the time:

Your approval amount is not your budget.

I've had clients qualify for over $500,000 and I told them, "You don't need to spend that much."
