My completely biased list:

The first question I ask buyers usually surprises them.

It’s not:
“How many bedrooms do you need?”

It’s not:
“What’s your budget?”

And it’s definitely not:
“Which houses do you want to see?”

I usually ask something like…

“What does a normal Saturday look like for you?”

That’s because after helping people buy homes for more than two decades, I’ve learned something.

People don’t fall in love with square footage.

They fall in love with the life they picture living there.

The coffee shop they’ll stop at every weekend.

The trail they’ll walk after work.

The short commute that gives them an extra hour with family.

The neighbors who become friends.

The house is only part of the story.

The neighborhood is where the story happens.

I walked through a home last week that had been on the market for 40 days. Nobody could figure out why it was not moving. The photos were fine. The price was reasonable. The neighborhood is solid.

I walked in and knew in about three minutes.

The smell hit first. Not bad. Just closed up. Like the house had been sitting. Then the lighting. Every bulb a different temperature. Some rooms warm, some rooms cold. Then the front door. Stiff. Hard to open from outside. The first impression of a house is how it opens. Most sellers never think about that.

None of these things cost much to fix. All of them cost showings.

I have been doing this for 21 years in El Paso. The things that kill a sale are almost never the big things. They are the small things nobody mentions because they do not want to hurt the seller’s feelings. I mention them because that is the job.

Twenty years in El Paso real estate and I have developed some opinions.

Strong ones.

A fast offer is not a mistake. It is the market telling you the price was right. Most sellers who second-guess a quick offer end up wishing they had taken it.

The first two weeks are everything. El Paso buyers are paying attention from day one, and the longer a house sits the more they wonder what is wrong with it. Month two is not a strategy. It is a problem.

Your Zestimate has never driven through your neighborhood. I have. There is a difference between an algorithm and twenty years of watching this city move.

The right listing agent will probably say something that makes you uncomfortable at least once. Usually it is the thing that saves you the most money.

These are the hills. I am still standing on all of them.

I am going to say something most Realtors avoid saying out loud.

A lot of sellers do not lose money because of the market.
�They lose it because nobody was honest with them early enough.

And nobody was paying attention to the right things.

The market does not care what your neighbor thinks their house is worth. And respectfully… buyers are absolutely judging your home by the first five listing photos. 😊

Here is what actually protects you as a seller:
➡️ Someone watching the feedback before it becomes a pattern.
➡️ Someone pricing your home based on data instead of emotion.
➡️ Someone paying attention to every deadline, detail, negotiation, and conversation from the day you go live until the day you hand over the keys.

That is the real job.�Not the polished version.�The actual one.
