I walked through a home last week that had been on the market for 40 days. Nobody could figure out why it was not moving. The photos were fine. The price was reasonable. The neighborhood is solid.
I walked in and knew in about three minutes.
The smell hit first. Not bad. Just closed up. Like the house had been sitting. Then the lighting. Every bulb a different temperature. Some rooms warm, some rooms cold. Then the front door. Stiff. Hard to open from outside. The first impression of a house is how it opens. Most sellers never think about that.
None of these things cost much to fix. All of them cost showings.
I have been doing this for 21 years in El Paso. The things that kill a sale are almost never the big things. They are the small things nobody mentions because they do not want to hurt the seller’s feelings. I mention them because that is the job.
