I walked through a home last week that had been on the market for 40 days. Nobody could figure out why it was not moving. The photos were fine. The price was reasonable. The neighborhood is solid.

I walked in and knew in about three minutes.

The smell hit first. Not bad. Just closed up. Like the house had been sitting. Then the lighting. Every bulb a different temperature. Some rooms warm, some rooms cold. Then the front door. Stiff. Hard to open from outside. The first impression of a house is how it opens. Most sellers never think about that.

None of these things cost much to fix. All of them cost showings.

I have been doing this for 21 years in El Paso. The things that kill a sale are almost never the big things. They are the small things nobody mentions because they do not want to hurt the seller’s feelings. I mention them because that is the job.

DM me STRATEGY if you are thinking about selling. We talk through everything before we list. That is how I protect your result.

Nobody moves because interest rates got better.

They move because the baby needs a room.

Because the commute finally broke them.

Because they walked into a house and just knew.

Because they have been fixing the same things every weekend for three years and they are done.

In twenty years of El Paso real estate, I have never once had a client sit across from me and say the rate was the reason.

Life is always the reason.

The rate is just a detail we work around.

If life is happening and you’ve been putting the move on hold, I want you to know something:

You do not need to have it all figured out.

You do not need to know the timeline.

You do not need to know exactly where you’re moving.

You just need enough information to make a good decision.

That conversation usually starts over coffee. ☕

DM me MINI CONSULT and let’s talk.

The easiest way to start? Just DM me MINI CONSULT.

My favorite conversations happen before anyone has signed anything.

We grab coffee. We talk about what you actually want, what’s been holding you back, and whether now is your moment.

That’s it. That’s the whole thing.

No pressure. No pitch. Just a real conversation with someone who knows El Paso real estate inside and out, and genuinely wants to help you make the right move.

DM me MINI CONSULT and we’ll find a time.

Twenty years in El Paso real estate and I have developed some opinions.

Strong ones.

A fast offer is not a mistake. It is the market telling you the price was right. Most sellers who second-guess a quick offer end up wishing they had taken it.

The first two weeks are everything. El Paso buyers are paying attention from day one, and the longer a house sits the more they wonder what is wrong with it. Month two is not a strategy. It is a problem.

Your Zestimate has never driven through your neighborhood. I have. There is a difference between an algorithm and twenty years of watching this city move.

The right listing agent will probably say something that makes you uncomfortable at least once. Usually it is the thing that saves you the most money.

These are the hills. I am still standing on all of them.

I am going to say something most Realtors avoid saying out loud.

A lot of sellers do not lose money because of the market.
They lose it because nobody was honest with them early enough.

And nobody was paying attention to the right things.

The market does not care what your neighbor thinks their house is worth. And respectfully… buyers are absolutely judging your home by the first five listing photos. 😊

Here is what actually protects you as a seller:
➡️ Someone watching the feedback before it becomes a pattern.
➡️ Someone pricing your home based on data instead of emotion.
➡️ Someone paying attention to every deadline, detail, negotiation, and conversation from the day you go live until the day you hand over the keys.

That is the real job.Not the polished version. The actual one.

I am not ignoring you.

I am driving between East and West El Paso for back to back showings. I am answering seller texts from the gym parking lot. I am running comps in the Tesla between appointments and checking showing feedback before I even get home.

This is the job.
Not the polished version.
The real one.

I built this business as a single mom. No team, no safety net, no backup plan. Just discipline, intention, and twenty years of showing up in El Paso every single day.

Twenty years in El Paso real estate has taught me this:
The sellers who feel the most prepared usually have someone in their corner doing the quiet work before anyone else sees it.

The pricing.
The feedback.
The follow up.
The small adjustments.
The timing.
That is where the strategy lives.

And honestly, that is the part of the job I care about most.

Because selling your home is not just a sign in the yard. It is your money, your next chapter, your family, your timeline, and the place you have probably poured a lot of life into.

If selling has been on your mind, DM me STRATEGY and let’s look at your timing, pricing, and next move before the market shifts.

My mom answered with three lines and somehow said everything.

I put this carousel together today because Mother's Day felt like the right time to stop and actually see the women around me. My mom. My sisters. All of us in different seasons, all of us figuring it out in real time.

I built this business as a single mom in El Paso. I know what it takes to keep going when nobody is watching. And I learned most of it from watching her.

To every mom doing it with love and intention today. You are seen. Happy Mother's Day. 🥂

El Paso in May has a feeling.

School is wrapping up. Graduations are happening. The weekends are full. There is something about this month in this city that just feels like momentum.

I put this issue together the way I would tell a friend about it over coffee. Here is a Mother’s Day guide with spots I would actually take my own mom to. Here is a restaurant in Five Points that I keep bringing people to and nobody ever regrets it. Here is a listing that just hit the market and checks every box. And here is a homeowner checklist because the people who take care of their homes are the ones who build real wealth in this city.

I have been doing this for 20 years in El Paso. I know this market, I know these neighborhoods, and I know which coffee shop will change your Saturday morning. That is what this account is built on.

Swipe through. Save it for later. And if you are thinking about making a move this spring, DM me STRATEGY. The market is moving and the timing matters.
