Does your realtor:
Work around your schedule, or make you work around theirs?
Give you a CMA (comparative market analysis)for each property that you make an offer on?
Give you an estimated market value for your interested properties based on closed sales?
Schedule expert contractors to meet you at potential properties before submitting an offer to save you time and money?
Give you rental projections for your property in the case that you have to move before break even point?
Is your realtor:
Honest about the break even point in your area?
Honest in opinions about whether buying, selling, renting or living on post is the best option for you?
Willing to work with you if decide you would rather rent?
Willing to go to bat for you when it is time for negotiations?
Can your realtor:
Spot a great investment opportunity?
Spot obvious and potential money pit areas in the homes you are viewing?
Recommend trustworthy contractors for your home improvements?
Negotiate without damaging the deal?
