What's something you complained about the cost of when you bought your home, but now you couldn't imagine living without?

For a lot of El Paso homeowners, it's a water softener. Nobody wants to spend the money upfront, but after a few months of crusty faucets and dry skin from our hard water, most people finally cave and wish they'd done it sooner.

Same goes for things like solar screens (your July electric bill will thank you), a tankless water heater (never running out of hot water is genuinely life-changing), scheduled pest control (goodbye scorpions), and a smart thermostat that quietly saves you money all summer.

The things we resist spending on end up being the ones we recommend to everyone else. What would you add to this list? 🏑

El Paso's Housing Market Snapshot: July 2026 🏑

If you've been wondering what's happening in the local market, here's the quick version: things are steady.

The median sales price held flat at $280,000, and homes are selling faster than last month with a median of just 19 days on market. That's a good sign for both buyers and sellers: prices aren't spiking, but well-priced homes are still moving quickly.

We also saw more new listings this month (858, up 4.5%), giving buyers a few more options to choose from.

Dallas, Austin, Houston, and San Antonio share a growth profile β€” heavy in-migration, aggressive new construction, and appreciation that arrived with real volatility. Buyers there absorbed steep escalation. Sellers were exposed when sentiment turned.

El Paso runs on different fundamentals, and it always has.

Fort Bliss provides a demand floor that doesn't track the broader Texas economy. Cross-border trade shapes our employment base in a way no Triangle metro shares. And we never saw the speculative construction wave that reshaped supply elsewhere β€” which cuts both ways, but has meant steadier movement rather than boom and bust.

What's consistent is that El Paso corrects less because it never overheats in the first place. That frustrates people looking for rapid appreciation. It protects everyone else.

The practical translation: if you're relocating from Austin or Dallas, your purchasing power changes meaningfully here. If you're selling locally, you're in a market far less exposed to sudden swings.

Neither profile is better. But a strategy built for one doesn't transfer cleanly to the other, and that's where relocating buyers most often get tripped up.
