65 days on market means the average home in El Paso is sitting for about two months before going under contract. That's longer than most sellers expect right now, especially if they priced based on what was happening in the spring.

With 2,513 active listings and a median list price around $310K, buyers have options. And when buyers have options, they slow down. I think a lot of sellers are still priced for a faster market than what June is actually showing us.

If you're thinking about listing this summer, that number is worth paying attention to before you set your price. Save this, or send it to someone who's been wondering why their neighbor's place hasn't sold yet.

Days on market is one of those numbers most people skip right past, but it's probably the clearest signal of who has the upper hand right now.

Here's what it means in plain terms: when homes are selling faster, sellers can hold firm on price. When they're sitting longer, buyers get more room to negotiate.

So if you're thinking about making a move this summer, that one number changes your whole strategy. If it were me, I'd want to know where it stands before I made any offer or set any price.

The market you heard about a few months ago might not be the one you're walking into today.

En El Paso, hay varios costos que pueden cambiar bastante tu presupuesto mensual: impuestos de propiedad, seguro, cuotas de HOA si la colonia las tiene, y la luz en verano.

Si estás viendo casas en el Eastside, West El Paso o cualquier otra área de la ciudad, no solo hay que fijarse en el pago del préstamo. Hay que ver el número completo para saber si la casa realmente se acomoda a tu presupuesto.

Piénsalo así: si encuentras una casa que te gusta y el pago se ve cómodo, pero no has considerado los gastos de verano o los costos adicionales, la mensualidad real puede sentirse muy diferente.

A lot of homeowners are in this exact spot right now: they would consider selling, but they keep coming back to the same question “Why would I give up my low rate?”

That’s a good question. A low rate is valuable, and for some people, keeping it may be the right move. But the decision usually gets a lot clearer when you stop looking at the rate by itself and start looking at the whole situation.

Does the home still fit the way you live? Do you need more space, less maintenance, a different location, or a layout that works better for your family? How much equity do you have, and what would your next monthly payment actually look like?

Selling does not make sense for everyone right now. But neither does staying in a home that no longer fits just because the rate is lower.

The best thing you can do is run the numbers, look at your options, and make the decision based on your life as a whole, not just one piece of the equation.

School zones do more than tell you where your kid goes to class. They quietly shape what your home is worth when it's time to sell.

What I'd watch for in El Paso is the overlap between walkability and school zones. The pockets that rank high on both tend to hold their value better than areas that only check one box.

And that's not something most buyers think to pull together before making an offer.
