Let's break it down so it doesn't catch you off guard.

✅ What is earnest money?
It's a good-faith deposit you make when your offer is accepted — basically showing the seller you're serious.

✅ Why does it exist?
It protects the seller's time. If you back out without a valid reason, they keep it. If you have a legitimate reason (inspection issues, financing falling through), you typically get it back.

✅ How much is typical?
The amount varies based on the market, purchase price, and terms of the offer. We'll help you determine what's appropriate and competitive for your situation.

✅ How does it protect YOU as a buyer?
Your contract includes contingencies — inspection, financing, appraisal. These are your off-ramps. Use them, and your earnest money comes back to you.

✅ When do you get it back?
If you back out during a contingency period (and you have the paperwork to back it up), yes — you get it back. Your agent's job is to make sure those protections are in place.

✅ What happens to it at closing?
It gets applied toward your down payment or closing costs. It's not extra money — it's part of what you're already paying.
