Every year the same thing happens. You pull the outdoor furniture out of storage, unroll the cushions, and realize they spent the winter developing a personality you did not ask for.

Here is how to get everything looking good before the first cookout.

For fabric cushions mix one tablespoon of dish soap and one tablespoon of borax into a quart of warm water. Scrub with a soft brush, rinse thoroughly, and stand them upright to air dry completely in the sun before you put them back. Never put cushions back damp. That is how mold wins.

For mildew stains mix one cup of bleach into one gallon of water with a sq**rt of dish soap. Apply, let it sit for fifteen minutes, scrub, and rinse. Test a small area first if your cushions are a deep color.

For the furniture frames mix dish soap and warm water for most materials. For metal frames check for rust spots and hit them with a rust remover before the season starts. For teak or wood furniture a teak cleaner followed by teak oil keeps it from drying out and cracking through the summer.

For plastic or resin furniture a magic eraser takes off almost everything. Finish with a coat of car wax to protect it from UV damage all season.

Pull it all out. Clean it now. Your future self at the first summer gathering will thank you.

It is not a pool. It is not a fire pit. It is not string lights.

The outdoor kitchen has moved from a luxury upgrade to a line item on buyer wish lists in almost every price point. Built in grill, pizza oven, beverage station, counter space. Buyers are walking through homes and doing the math on whether they could add one if it is not already there.

And sellers who have one are seeing it. According to GOBankingRates, homes with outdoor kitchens are recouping up to 70% of the investment at resale. In warm climates that number climbs even higher.

The good news is you do not have to spend a fortune to get there. Around $1,000 gets you a heavy duty freestanding grill, a weatherproof prep table, and a beverage station that functions like a kitchen without anything being built in. Around $2,500 gets you a modular grill station with side burners, a concrete countertop on a cinder block base, and a mini fridge. At $5,000 you are looking at a fully built in setup with a grill, concrete or tile countertop, under counter beverage fridge, outdoor sink, and a pergola overhead. That is the version that shows up in listing photos and stops buyers mid scroll.

Every seller focuses on the list price. It is the number they tell their friends. The number they compare to their neighbor's sale. The number they negotiated hardest to protect.

It is also not the number that matters most.

The net sheet shows you exactly what you will walk away with after everything is settled. It accounts for every cost, every credit, and every negotiated item before you ever accept an offer. Sellers who have it before they list make better decisions about pricing, timing, and what they are willing to negotiate.

Ask your agent for a net sheet before you agree to anything. It is the one number in this transaction that is actually yours.

Most buyers know what earnest money is. Very few understand exactly when they get it back and when they do not.

The difference between walking away with your deposit and losing it almost always comes down to two things. Whether the right contingencies were in your contract and whether your deadlines were managed correctly.

A missed deadline in a real estate contract is not a technicality. It is a forfeiture. And it happens more often than buyers expect because nobody explained the timeline clearly before they were already in the middle of it.

This is the kind of detail that separates a stressful transaction from a smooth one.

Mosquitoes do not randomly show up in your backyard. They breed in standing water and they are incredibly good at finding it.

The bird bath you refill every few days. The saucer under the potted plant on the back porch. The low spot in the yard that holds water after it rains. The gutters that drain slowly. All of it is an invitation.

Here is what actually works. Empty anything that holds standing water every three to four days without exception. Add a BTI dunk to any water you cannot drain like a pond or a rain barrel. It kills mosquito larvae and is completely safe for pets, birds, and fish. Plant citronella, lemongrass, and lavender along the perimeter of the spaces where you spend time. Run a fan on the patio. Mosquitoes are weak fliers and even a small amount of airflow makes landing nearly impossible for them.

Sprays and candles help in the moment. They do not solve the problem. The standing water is always the problem.

Save this before your first backyard gathering of the season.
