In this episode, David and Helen Fower discuss the real-world impact of SB 326 on condo sales. They're getting calls weekly from lenders, agents, and brokers whose condo deals are stuck in escrow because of pending inspections or repairs.

Fannie Mae has blacklisted communities that haven't done their inspections or haven't completed flagged repairs. Sales have fallen. Condos aren't getting asking price. Some sellers are forced to take cash buyers at significantly less.

And there's more: lengthy repairs eat into reserves, forcing HOA dues to go up. Owners can't afford it. Sellers can't sell.

Not every home needs to be prepped, staged, and marketed for months. Sometimes, the priority is simply getting the property sold and the estate settled.

This San Pedro home was inherited by a trustee and needed to be liquidated quickly. We were able to connect the seller with an investor who was ready to purchase the property all cash and close quickly.

It was a win for everyone. Our seller got the funds she needed without a long, drawn-out sale, and our investor found a property with plenty of potential.

Real estate isn't always about getting the highest possible price. In situations like probate, conservatorships, or divorce, timing and the right solution can matter just as much.

A few years back at UC Berkeley, a balcony collapsed and several students lost their lives. That tragedy led to SB 721 and SB 326. πŸ—οΈ

In this episode, Helen Fower from One Structural explains why these laws exist. The collapse was due to dry rot from water intrusion in the structural framing. The state responded by mandating inspections for all multifamily properties with three units or more.

Balconies, walkways, decks, stairways, and landings all must be inspected. If it's wood-framed and six feet or higher above grade, it's covered. Steel and concrete are exemptβ€”unless they connect to a wood-framed element.

SB 721 applies to apartment buildings. SB 326 applies to HOAs and condos. The inspection methods are the sameβ€”but the requirements are different. πŸ“‹

In this episode, Helen Fower breaks down the key differences. For SB 721 (apartments), the reinspection cycle is every six years. For SB 326 (condos), it's every nine years.

The big difference? For apartments, only 15% of each element type must be inspected. For condos, the law requires 95% certainty, so practically every balcony, walkway, and stairway gets inspected.

If you've got a dog and you put up a "Beware of Dog" sign, that's not going to do anything. πŸ•

In this episode, personal injury attorney Saar Swartzon reveals a shocking fact: insurers pay out more on dog bite cases than on car accident cases. In California, the dog owner is the virtual insurer of the dog's actions. If the dog bites someone, you are responsible. Period.

There's no "one free bite" rule. There's no defense because you posted a sign. There are very specific exceptions to strict liability, but none of them would apply to a homeowner or business owner.

Even bringing your dog to your business creates liability. That's why having proper coverage matters.
