I can't tell you how many times we've gone to the signing table, and all of a sudden the loan terms presented aren't what was offered or anticipated. πŸ–ŠοΈ

In this episode, Claudia shares a critical warning for buyers. You've killed the signing at that point. Many buyers don't want to proceed. Now they feel uncomfortable because what was presented is no longer what they're seeing in front of them.

Her advice? Ask questions from the very beginning. What are my loan terms? How much could this change? What should I anticipate?

Ask before you're sitting in front of a notary, signing your life away on a large loan.

What's torpedoing deals at the last minute in today's market? Claudia has two answers. πŸ’₯

In this episode, Claudia reveals the biggest escrow challenges right now. First: large credits coming across transactions, causing issues because there aren't enough closing costs to absorb them. Worse, they're disclosed to escrow too far into the transactionβ€”which creates problems when the lender finds out.

Second: HOA special assessments. They come up, and someone has to take care of them. Who's responsible? How long has it been? How will it be handled?

Both issues can kill a deal if not addressed early.

Three days before closing, we order an updated HOA demand and hope nothing comes up. But sometimes it does. 🏘️

In this episode, Claudia explains what happens when an HOA special assessment kicks in late in the transaction. They call it out to everybodyβ€”agents first. "This is what's come up. Is the seller going to pay it off? Is the buyer agreeing to assume it? Please advise ASAP."

They also review the initial HOA documents at the beginning of the transaction, looking specifically for special assessments in the financials. If they spot one, they call it out early.

The key? Don't miss it. Address it before it becomes a problem.

My advice to a seller: be prepared and disclose as much as you know to your real estate agent from the very beginning. πŸ“‹

In this episode, Claudia shares essential seller advice. Selling a family home is emotionalβ€”your kids grew up there. You're not always going to think of everything, like a fire inspection or a special assessment that just came out a week ago.

But you need to be ready. Disclose what you know. Provide information to your agent, so they can provide it to the escrow officer, so we can act on it and get a head start.

Common issues? Vesting in trust requires trust documents. If someone passed away, you'll need the death certificate to clean up the vesting. Be ready to provide when asked.
