Congrats to my buyer who just closed on this single family in Lakewood. We beat an offer higher than ours and we also negotioted a pretty hefty credit towards closing costs! I could not be happier for my sweet buyer who has been searching in North Torrance for close to a year now. She wanted to move here to be closer to family and to downsize. I am more than ecstatic to have been able to help her through this process. August Market Update!

We saw a slight increase in inventory last month but the days on market also increased. More homes seem to sit on the market with very few offers, which gives more power to buyers to negotiate terms and price. Sellers are getting creative and offering to pay down buyer’s rates or offering to pay closing costs.

The normalizing market have created an opportunity for buyers who were waiting for a market cool down. If you’re looking to make an offer on a home without having to go way over list price, the time is now!

Here’s a quick summary:
• It is very typical to see a rise in Inventory in the summer months, but historically inventory is still low.
• List price has fallen in most areas of the South Bay, but not by much.
• Homes are sitting on the market longer than they were earlier this year and we are seeing less offers on each home.
• Many buyers are getting priced out of the market and having to lower their budget due to the rise in interest rates.
