• Market activity: 133 LA multifamily sales since June, ~$360M volume, $190K median $/unit. Deal count down 10% June→July, but price/unit up ~12% — fewer deals, firmer pricing.



• Financing: Rates now 6.7% (5-yr), 6.55% (7-yr), 6.4% (10-yr) — shorter terms priced at a premium. Higher debt costs are slowing buyer activity.



• Maturity wall: $160B+ in multifamily loans maturing nationally in 2026 (+50% YoY), forcing many owners to sell or cash in refinance to hold their buildings.



• Rents & capex: Rent control, a soft economy, and new supply are capping rent growth. Potential El Niño winter adds costly, low-ROI capital work — roof resealing runs several thousand dollars, full replacement into high five figures.



• City Hall: Housing/Homelessness Committee split- Nithya Raman out—Imelda Padilla now leads Housing, Isabel Jurado leads Homelessness.



• Mayor’s race: Depending on what news source you read, Bass still in the lead, but Raman support is growing; a Raman mayorship would be bad news for LA RSO landlords.



• Bottom line: If you are buying or refinancing rate-lock early, get ahead of loan maturities, expect rent growth to be marginal, and budget for El Niño capital work now.
