Many people move into a new house and think about paint, furniture, and decoration first. But before you make the house beautiful, please take a little time to check the “health” of your home!
Here is what I usually suggest to my clients during the first weeks after moving in:
1️⃣ Safety first
- Test every smoke detector and change old batteries
- Check the locks on the doors and windows
- Make sure every door and window closes tight
One hour of work, and you sleep better the first night.
2️⃣ Walk the house and look for small problems
- Cracks in the walls or foundation
- Roof shingles that look loose
- Gaps around the windows and doors
Fix these early. A small gap today becomes water damage, mold, and pests next year.
3️⃣ Check the systems that run the house
- Replace or clean the HVAC filters
- Open and clear the air vents
- Clean the gutters and keep water draining away from the foundation
A clean system runs cheaper and lasts longer, and that matters in South Carolina where the AC works half the year.
4️⃣ Set money aside for repairs
Owning a home means something will break. Not if, but when.
Save about 1 to 3% of your home's price every year for repairs. On a $300,000 house, that's $3,000 to $9,000 a year. Older homes need the higher end.
That fund is the difference between a $400 fix and a credit card you carry for two years.
Your home is the biggest thing most people will ever own. Take care of it early, and it holds its value for you.
