When a home has an assumable mortgage, it means that the buyer can take over the loan from the seller, assuming that all of the terms and conditions of the original mortgage remain unchanged. This can be especially helpful if interest rates have gone up since you took out your mortgage, because it allows the buyer to benefit from today's lower interest rates.
It's important to note that not all mortgages are assumable, so it's best to check with your lender if you're interested in assuming an existing mortgage.
