🚨 FIRST-TIME BUYERS: THESE MISTAKES COULD KEEP YOU FROM GETTING THE KEYS! 🏡🔑

You don’t have to be perfect to buy a house… but you DO need to be strategic.

Here are some of the biggest mistakes I see future homeowners make:

❌ 1. Waiting until they “feel ready” to talk to a Realtor.
You may be closer to homeownership than you think. Find out where you stand BEFORE assuming you can’t buy.

❌ 2. Making big purchases before closing.
That new car, furniture, appliances or expensive vacation could change your debt-to-income ratio and potentially affect your loan approval.

❌ 3. Opening new credit accounts.
“It’s only a credit card” can turn into a problem when your lender is reviewing your finances.

❌ 4. Moving money around without documentation.
Large deposits, transfers or unexplained funds can create questions during underwriting. Keep your finances organized and document where your money comes from.

❌ 5. Ignoring their credit until they’re ready to buy.
Your credit shouldn’t be an afterthought. The earlier you understand what’s on your credit report, the more options you may have.

❌ 6. Draining their savings for the down payment.
Buying a house costs more than just the down payment. You need to plan for closing costs, inspections, moving expenses and those “I just bought a house” surprises. 😩

❌ 7. Shopping for houses before knowing their budget.
Please don’t fall in love with a $350K house when your actual approval is $250K. 😭

❌ 8. Assuming they need perfect credit or 20% down.
There may be loan programs and assistance options available depending on your situation. Don’t count yourself out before you explore your options.
