SOLD! 🏡
My buyers originally just wanted to “take a quick peek” at this home… and it ended up being the one.
What seemed like a simple deal turned into quite the journey. We went under contract January 8, 2026 and after navigating several unexpected hurdles, we finally closed March 5th.
The home was originally listed at $359,000, and my buyers were able to purchase it for $300,000 — what a win!
At one point my buyer even drove by the property and noticed the back fence had been removed just before closing. After a friendly conversation with the listing agent, the seller promptly put it back and we kept moving forward.

Colorado Homeowners: Furnace Prices Are About to Rise

Colorado’s new law HB 23-1161 (Effective: Jan. 1 2026) is changing what furnaces can be sold in our state. Starting in 2026, only Ultra-Low NOx or ENERGY STAR-qualified gas furnaces will be available once current inventory is gone.

What does this mean for you?
• Standard furnaces will no longer be available after existing stock sells out
• Ultra-Low NOx furnaces cost significantly more
• Industry estimates suggest prices could increase by up to 50%

If you’re already thinking about replacing your furnace, now is the time to act while current equipment is still available and more affordable.
