Commercial buildings, like residential properties require regular and routine maintenance. But the liability as a commercial property owner is much greater.

Staying on top of regular maintenance by having an annual Property Condition Assessment done helps reduce risk, and helps you as an owner and your maintenence team to stay on top of regular maintenance that will reduce major expenses later.

Large, wood framed, appurtenances should especially be evaluated annually and painted, or stained to promote the life expectancy of the materials.

Multiple issues in this attic. Unprotected electrical near the access point, displaced and missing insulation. But the most important one that needs to be fixed quickly is the bathroom exhaust fan that is discharging humid air into the attic space. Bathroom exhaust fans must be extended through the roof.

Did you know that on average 6 out of 10 sewer camera inspections performed result in some sort of defect being observed. And out of those 6, at least 3 of those need major repairs if not a full replacement. This week alone. And the last 2 out of 3 inspections I found 1 line that was crushed and broken, and another that had a full root occlusion.

The sewer line system is critical to your home or commercial structure. The cost for a sewer camera inspection and locate of the line is money well spent.
